Is the Barbie movie a bold step to reinvent and fix past wrongs or a clever ploy to tap a new market?

<p><em><a href="https://theconversation.com/profiles/lauren-gurrieri-5402">Lauren Gurrieri</a>, <a href="https://theconversation.com/institutions/rmit-university-1063">RMIT University</a></em></p> <p>After a months-long marketing blitz, the much-hyped Barbie movie is released this week.</p> <p>From a <a href="https://news.airbnb.com/barbies-malibu-dreamhouse-is-back-on-airbnb-but-this-time-kens-hosting/">Malibu Barbie dreamhouse</a> listed on AirBnB, an AI tool that <a href="https://www.barbieselfie.ai/au/">transforms selfies into Barbie movie posters</a> and multiple Barbie-themed brand collaborations ranging from nail polish to roller skates, Barbie is everywhere.</p> <p>She has even gone viral as a fashion trend known as <a href="https://www.elle.com.au/fashion/barbiecore-27286">Barbiecore</a>, exploding across social media with people embracing vibrant pink hues and hyper feminine aesthetics. A Barbie world is upon us.</p> <p>Although some have criticised this <a href="https://twitter.com/MosheIsaacian/status/1673415496929267712">saturation</a> strategy, it is a very deliberate marketing ploy to revitalise and redefine a brand with a contested position and history.</p> <p>As well as attracting adults who grew up with Barbie and are curious to see what’s changed, the reinvention is drawing in those younger fans swept up by the tsunami of marketing and merchandise.</p> <p>Despite being one of the <a href="https://www.newsweek.com/brandspark-most-trusted-brands-america-2022">most trusted brands</a> with a value of approximately <a href="https://www.statista.com/statistics/1009126/barbie-brand-value-worldwide/">$US700 million</a>, Barbie has long attracted feminist criticism for fuelling outdated and problematic “plastic fantastic” sexist stereotypes and expectations.</p> <h2>The Barbie backlash</h2> <p>Only a few years back, Barbie was a brand in crisis. <a href="https://time.com/3667580/mattel-barbie-earnings-plus-size-body-image/">Sales plummeted</a> across 2011 to 2015 against the cultural backdrop of a rise in body positivity and backlash against a doll that represented narrow ideals and an impossible beauty standard.</p> <p>After all, at life-size Barbie represents a body shape held by <a href="https://link.springer.com/article/10.1007/BF01544300#page-1">less than 1 in 100,000</a> real people. In fact, she is so <a href="https://rehabs.com/explore/dying-to-be-barbie/#.UWs-5aKyB8F">anatomically impossible</a> that, if she were real, she would be unable to lift her head, store a full liver or intestines, or <a href="https://www.bmj.com/content/305/6868/1575">menstruate</a>.</p> <p>The backlash has also been in response to growing concerns about how she influences child development, particularly how and what children learn about gender. Barbie has been identified as a <a href="https://www.sciencedirect.com/science/article/pii/S1740144521000243#!">risk factor</a> for thin-ideal internalisation and body dissatisfaction for young girls, encouraging <a href="https://www.sciencedirect.com/science/article/abs/pii/S174014451630208X">motivation for a thinner shape</a> that damages body image and self esteem.</p> <p>And despite the multiple careers Barbie has held over the decades, research highlights that girls who play with Barbie believe they have <a href="https://link.springer.com/article/10.1007/s11199-014-0347-y">fewer career options than boys</a>. This speaks to the power of toys to reinforce gender stereotypes, roles and expectations, and how Barbie has imported narrow ideals of femininity, girlhood and womanhood into young girls’ lives.</p> <h2>Reinventing a long-established icon</h2> <p>In response to this backlash, Mattel launched a new range of Barbies in 2016 that were promoted as <a href="https://shop.mattel.com/collections/fashion-dolls#filter.ss_filter_tags_subtype=Fashionistas">diverse</a>, representing different body shapes, sizes, hair types and skin tones. This was not without criticism, with “curvy” Barbie still considered thin and dolls named in ways that drew attention foremost to their bodies.</p> <p>From a white, well-dressed, middle-class, girl-next-door with friends of a similar ilk, Barbie has since been marketed as a symbol of diversity and inclusion. To signify the extent of the transformation, Mattel’s executives gave this project the code name “Project Dawn”.</p> <p>Mattel - like many other brands joining the <a href="https://theconversation.com/victorias-secret-joins-the-inclusive-revolution-finally-realizing-diversity-sells-163955">“inclusivity revolution”</a> - knew that diversity sells, and they needed to make their brand relevant for contemporary consumers.</p> <p>Diversity initiatives included a line of <a href="https://shop.mattel.com/pages/barbie-role-models">female role model dolls</a>, promoted as “introducing girls to remarkable women’s stories to show them you can be anything”.</p> <p>Barbie was also given a voice in the form of <a href="https://www.youtube.com/playlist?list=PL5BsRl9zFaeSKIL4XD-pdGHGbJRvkfe8S">Barbie Vlogs</a>, where she expressed her views on issues including depression and the <a href="https://www.bustle.com/p/barbies-vlog-about-the-sorry-reflex-is-the-feminist-pep-talk-all-90s-babies-need-to-hear-9852366">sorry reflex</a>. A gender neutral collection called “creatable world” was added in 2019 to open up gender expression possibilities when playing with Barbies.</p> <p>Such efforts were crucial to undoing missteps of the past, such as a “Teen Talk Barbie” that was programmed to say “<a href="https://www.youtube.com/watch?v=jSL2-rbE9AM">Math class is tough!</a>”, or the compulsory heterosexuality that Barbie has long advanced.</p> <h2>The latest step in Barbie’s transformation</h2> <p>Barbie the film is simply the next step in an evolution to make brand Barbie inclusive. And with a rumoured film budget of $100 million, the supporting marketing machine provides a critical opportunity to reset the Barbie narrative.</p> <p>With Greta Gerwig, acclaimed director of female-led stories such as Little Women and Lady Bird at the helm, and a diverse cast of Barbies of different races, body types, gender identities and sexual preferences, the film and its creators have sought to assure audiences of the film’s feminist leanings.</p> <p>Addressing the complicated history of Barbie is crucial for audiences who grew up and played with the doll and are grappling with introducing her to the next generation of doll consumers.</p> <p>Yet, Robbie Brenner, executive producer of Mattel Films, has explicitly stated that Gerwig’s Barbie is “not a feminist movie”. Indeed, the main character still represents a narrow beauty standard - tall, thin, blonde, white - with diverse characters in place to support her narrative.</p> <p>Which begs the question: are these inclusion initiatives simply emblematic of diversity washing, where the language and symbolism of social justice are hijacked for corporate profit? 5 negotiation tactics to grab crazy property deals in a slowing market

<p>Rising interest rates have started to put the handbrakes on Australia’s runaway property market, and that’s good news for homebuyers who are now in a far stronger position to negotiate on a property than they have been over the last few years.</p> <p>One of the most apparent advantages for buyers in the current market is the reduced levels of competition. Fewer buyers mean that prices aren’t being driven higher, and if you’re a good negotiator, it’s possible to swoop in and find yourself a bargain.</p> <p>If you’re new to negotiating for property or unsure where to start, here are five tactics that will help you achieve a strong result at the negotiating table.</p> <ol> <li><strong>Know the market</strong></li> </ol> <p>You can’t succeed in a negotiation if you don’t know the value of the asset that you’re trying to buy in the first place. That’s why any good negotiator will always start by doing their research. You need to know the market better than your competition and don’t get caught up in any hype or opinions from a sales agent.</p> <p>Start by finding what comparable properties are selling for in the market. Look for the last three months of sales around your property. The sales should be of similar property types, sizes, ages, and land components. Another good way to get an idea of the price is to speak with local agents in the area. When you have a fair market value, you then know your “walk away price,” and you won’t find yourself getting emotional and overbidding.</p> <ol start="2"> <li><strong>Understand the vendor’s motivations</strong></li> </ol> <p>In any negotiation, there is a saying that whoever needs the deal least will likely be the one that comes out on top. When looking at potential properties to buy, you can be the world’s best negotiator, but if the vendor doesn’t need to sell, they will likely either wait for their price or walk away.</p> <p>Whenever you start looking at a property, try to ascertain as much information about the vendor as possible. That will give you an understanding of how motivated they are to sell, which will then impact how much you initially want to offer.</p> <ol start="3"> <li><strong>Be the strong bidder, not the highest</strong></li> </ol> <p>In a property transaction, price is just one piece of the puzzle. When a vendor weighs up an offer on their property, they are interested in the price, but the terms can also play a big part.</p> <p>For example, if you’re a cash buyer who can settle quickly, that might be far more appealing to a vendor than a higher offer that needs three months to settle. Similarly, a larger deposit could give a vendor more certainty that the transaction will occur.</p> <p>As a buyer, getting your finances in place ahead of time and then tailoring your terms to suit the vendor might give you an edge in a negotiation even if you’re not the highest bidder. Ultimately, the vendor wants their problem solved, and your job is to find out what it is and then make a strong offer that addresses those immediate needs.</p> <p>If you are ever tempted to make an unconditional offer, be sure you’ve done extensive due diligence and can secure finance, as there could be significant costs if you have to back out of the deal.</p> <ol start="4"> <li><strong>Unique offers</strong></li> </ol> <p>A great way to make your offer seem stronger than it might actually be is to come in with an odd-numbered amount. An offer price of $596,200 instead of $590,000 or $600,000 reflects that you’ve taken the time to do your due diligence, making your offer stand out.</p> <p>Another approach is to make a written offer with a deadline. That way, you can speed up the negotiation process, and it might prevent the sales agent from pitting your bid against another buyer to drive up the price.</p> <ol start="5"> <li><strong>Know the property</strong></li> </ol> <p>It’s critical to clearly understand what you’re buying before entering any negotiation. While you might have done your comparable sales analysis and have an excellent overall picture of what similar properties are selling for, you still need to investigate this particular property.</p> <p>Several things can impact the property’s value, which can help you negotiate. For example, if an awkward tenant occupies the property, it will be less appealing to many homebuyers, which you can use to your advantage. There may also be issues with the property, such as problematic zoning, service locations, or even large trees that can alter its value.</p> <p>The most obvious factor to consider is the state of the property and whether it needs renovation or repairs. In the current market, homebuyers are less interested in buying a property that needs work due to the cost of materials and difficulty finding tradespeople. That will give you a strong starting point to negotiate around the price.</p> <p>While getting a great deal is essential, it’s crucial not to compromise on the property’s quality. Quality is more important than a bargain, and a property’s performance will ultimately determine its value.</p> <p>A slowing real estate market presents an opportunity for buyers to negotiate and secure a great property deal. Remote Scottish island hits the market

<p>If you’ve ever dreamt of escaping the rat race and living a life of complete isolation, then look no further.</p> <p>A remote island situated off the southern coast of Scotland, Carlocco Island is up for sale, priced at offers over £150,000 ($A280,317).</p> <p>“There’s still a very romantic sentiment attached to owning your very own Scottish private island, where you can escape the hustle and bustle of everyday life and enjoy some peace and tranquillity in the most beautiful scenery around,” Aaron Edgar of Galbraith Group, the agent handling the sale, said in a statement.</p> <p>The nearest town is almost 10km away with the closest train station Dumfries an hour bus ride from that town. London is more than 563km away with Edinburgh over 160km away.</p> <p>With lush green grass and rocky outcrops reaching the sea, the island covers an area of around 10 hectares, but there are no buildings, only a flood pond providing water to livestock and wildlife in the colder months.</p> <p>According to the listing, no one has ever applied for permission to build on the island, so it would be up to the buyer to investigate any development possibilities with local authorities.</p> <p>At low tide, the island can be reached on foot, by tractor or quad bike. As for the rest of the time, a boat is required for travel, with a pebble beach for them to be anchored, “the perfect base to explore the island, partake in some cold water swimming…and enjoy a waterside picnic,” Edgar said.</p> <p>The island sits in a Site of Special Scientific Interest, an area in the UK defined as of particular interest due to the rare species of fauna and flora it’s home to, and is also a shelter for all types of wildlife, including great black-backed gulls, and rare plants like rock sea lavenders and fragrant orchids.</p> <p>Mr Edgar expects a lot of interest in the unique property, “We have witnessed strong demand from domestic and international parties for entire private islands, having handled the sale of several in Scotland,” he said.</p> <p><em>Image credit: Galbraith Group</em></p>

Coastal property prices and climate risks are both soaring. We must pull our heads out of the sand

<p>Australians’ <a href="https://www.nfsa.gov.au/collection/curated/australians-beach">well-documented</a> affinity with the sun, surf and sand continues to fuel <a href="https://www.smh.com.au/property/news/stunning-holiday-hotspots-where-house-prices-have-doubled-in-five-years-20221109-p5bwuk.html">coastal property market growth</a>. This growth defies rising interest rates and growing evidence of the <a href="https://www.theguardian.com/australia-news/2020/jul/23/against-the-tide-storm-battered-wamberal-residents-cling-to-beachfront-homes">impacts of climate change</a> on people living in vulnerable coastal locations.</p> <p>People in these areas are finding it harder to insure their properties against these risks. Insurers view the Australian market as sensitive to climate risks, as climate change impacts can trigger large insurance payouts. They are <a href="https://www.theguardian.com/australia-news/2022/nov/12/australians-facing-prohibitive-insurance-premiums-after-climate-related-disasters">pricing their products accordingly</a>.</p> <p>Clearly, there is a vast disconnect between the coastal property market and climate change impacts such as increasingly severe storms, tidal surges, coastal erosion and flooding. There is no shortage of <a href="https://www.smh.com.au/business/banking-and-finance/32-billion-of-cba-mortgages-exposed-to-extreme-weather-risks-climate-analysis-finds-20220819-p5bb5p.html">reports</a>, <a href="https://www.climatecouncil.org.au/resources/australian-homes-uninsurable-2030-climate-risk-map/">studies</a> and <a href="https://www.abc.net.au/news/2022-11-18/gold-coast-council-additional-88-000-properties-at-flood-risk/101664596">analyses</a> confirming the climate risks we are already living with. Yet another alarming <a href="https://www.csiro.au/en/research/environmental-impacts/climate-change/State-of-the-Climate">State of the Climate</a> report was released last week.</p> <p>We keep talking about reaching global net-zero emissions. But this “<a href="https://www.youtube.com/watch?v=ZwD1kG4PI0w">blah blah blah</a>” masks the fact that climate impacts are already with us. Even if we make deeper, faster cuts to emissions, as we must, our world is now warmer. Australians will <a href="https://www.science.org.au/supporting-science/science-policy-and-analysis/reports-and-publications/risks-australia-three-degrees-c-warmer-world">feel the effects of that warming</a>.</p> <p>We ultimately cannot afford the price of business as usual, as embodied by so many coastal developments.</p> <figure><iframe src="https://www.youtube.com/embed/ZwD1kG4PI0w?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe><figcaption><span class="caption">Greta Thunberg denounces the ‘blah, blah, blah’ from world leaders in response to the climate emergency.</span></figcaption></figure> <p><strong>Risks are worrying banks and insurers</strong></p> <p>In Australia, the disasters and the environmental collapse we are experiencing will get worse. While a range of businesses see this as opening up <a href="https://www.accc.gov.au/media-release/accc-internet-sweeps-target-greenwashing-fake-online-reviews">new market and product frontiers</a>, the fact is climate change is creating a fundamentally uncertain, unstable and difficult world.</p> <p>Banks have a <a href="https://law-store.wolterskluwer.com/s/product/banking-on-climate-change-how-finance-actors-regulatory-regimes/01t0f00000J3aMk">central role</a> in addressing climate risks. They are <a href="https://theconversation.com/how-can-your-bank-help-reduce-climate-change-risks-to-your-home-60049">exposed to climate risk</a> through residential lending on properties that are vulnerable to climate impacts and now <a href="https://www.theguardian.com/australia-news/2022/nov/26/australias-unraveling-climate-risk-leaving-more-homes-uninsurable-against-flooding-expert-warns">face insurance pressures</a>.</p> <p>One in 25 Australian homes are <a href="https://www.climatecouncil.org.au/resources/australian-homes-uninsurable-2030-climate-risk-map/">projected to be uninsurable by 2030</a>. The Australian government risks bearing the large costs of supporting the underinsured or uninsured – otherwise known as <a href="https://www.pc.gov.au/inquiries/completed/disaster-funding/report">being “the insurer of last resort”</a>.</p> <p>This costly legacy shows why planning decisions made now must take account of climate change impacts, and <a href="https://link.springer.com/article/10.1007/s40641-020-00161-z">not just in the wake of disasters</a>.</p> <p>The rapidly escalating impacts and risks across sectors demand that we undertake mitigation and adaptation at the same time, urgently and on a large scale. This means reducing emissions to negative levels – not just reaching net zero and transitioning our energy sector, but also actively removing greenhouse gases from the atmosphere.</p> <p>We must also respond to climate change risks already locked into the system. The required behavioural, institutional and structural changes are vast and challenging.</p> <p>People are often attached to places based on <a href="https://rgs-ibg.onlinelibrary.wiley.com/doi/abs/10.1111/tran.12368">historical knowledge</a> of them. These lived experiences, while important, inform a worldview based on an understanding of our environment before the <a href="https://link.springer.com/chapter/10.1007/978-981-19-2428-6_2">rapid onset</a> of climate change. This can skew our climate risk responses, but compounding climate impacts are outpacing our ability to adapt as we might have in the past.</p> <p>Institutional signalling, such as <a href="https://www.smh.com.au/business/the-economy/property-values-are-at-risk-in-climate-change-hot-spots-rba-warns-20210917-p58skt.html">warnings by the Reserve Bank</a>, support greater public awareness of climate impacts and risks.</p> <p>When buying a property, people need to consider these factors more seriously than, say, having an extra bathroom. Obligatory disclosure of regional climate change impacts could inform buyers’ decision-making. This approach uses natural systems and tools for tackling societal issues such as the enormous and complex risks posed by climate change. Indeed, many Indigenous peoples, communities and ways of knowing <a href="https://www.facetsjournal.com/doi/full/10.1139/facets-2019-0058">have long recognised</a> the fundamental role of nature in making good and safe lives possible for people.</p> <p>Nature-based solutions provide a suite of valuable tools for remedying issues we’re already facing on coasts. <a href="https://www.sciencedirect.com/science/article/abs/pii/S0964569121000399">For example</a>, in many contexts, building hard seawalls is often a temporary solution, which instils a false sense of security. Planting soft barriers such as mangroves and dense, deep-rooting vegetation can provide a more enduring solution. It also restores fish habitat, purifies water and eases floods.</p> <p>Acknowledging the well-being of people and nature as interconnected has important implications for decisions about relocating people from high-risk areas. Effective planned retreat strategies must not only get people out of harm’s way, but account for where they will move and how precious ecosystems will be protected as demand for land supply shifts. Nature-based solutions must be built into retreat policies too.</p> <p>As the Australian Academy of Science’s <a href="https://www.science.org.au/news-and-events/events/launch-national-strategy-just-adaptation">Strategy for Just Adaptation</a> explains, effective adaptation also embeds equity and justice in the process. <a href="https://link.springer.com/article/10.1007/s10584-019-02535-1">Research</a> on historic retreat strategies has shown that a failure to properly consider and respect people’s choices, resources and histories can further entrench inequities. Giving people moving to a new home as much choice as possible helps them work through an emotional and <a href="https://www.sciencedirect.com/science/article/abs/pii/S0964569116301119">highly political process</a>.</p> <p>We all need to find the courage to have difficult conversations, to seek information to make prudent choices, and to do all we can to respond to the growing climate risks that confront us. As climate activist Greta Thunburg <a href="https://www.youtube.com/watch?v=ZwD1kG4PI0w">says</a>:</p> <blockquote> <p>“Hope is not passive. Hope is not blah blah blah. Hope is telling the truth. Hope is taking action. When hosting mega-events like FIFA, cities market themselves at the expense of the most vulnerable

<p>Few events capture the attention of the globe like the Men’s FIFA World Cup — in 2018, the event boasted a viewership of <a href="https://www.fifa.com/tournaments/mens/worldcup/2018russia/media-releases/more-than-half-the-world-watched-record-breaking-2018-world-cup">3.5 billion people</a>. Yet, despite the enormous popularity of the World Cup, <a href="https://www.aljazeera.com/sports/2022/11/17/do-host-countries-make-money-from-the-world-cup">host cities and countries invariably lose money</a> on the event itself, with FIFA capturing most of the profits despite its non-profit status.</p> <p>The calculus of host cities is based on the hope that successfully hosting a World Cup (or Olympics) will significantly enhance a city’s urban brand and ultimately lead to long-term increases in tourism and foreign direct investment.</p> <p>In other words, the argument is that a successful stint as a host city will identify that city as “<a href="https://www.jstor.org/stable/40643231">world-class</a>” and change its economic fortunes. This justification, at least from an economic point of view, relies on <a href="https://doi.org/10.1080/02614360500504628">some pretty fuzzy math and long-term forecasting that rarely gets audited</a>.</p> <p>I attended the 2010 World Cup in South Africa to study how various communities attempted to have their voices heard and needs met through the planning process for that event. I continue to research how hosting large-scale events intersect with other trends in global and local urbanization.</p> <p><strong>Urban branding</strong></p> <p>This mission of improving one’s urban brand to attract tourist and foreign investment leads cities to focus their attention to the perceived needs. Or, more precisely, the perceived desires of potential tourists and investors, as opposed to the needs and desires of the people who already live, work and play in these cities.</p> <p>This shift in focus is part of larger trends of cities becoming <a href="https://doi.org/10.1080/04353684.1989.11879583">increasingly entrepreneurial in our globalized world</a>.</p> <p>And to this end, host cities pursue a fairly predictable path to demonstrate their world-classness. However, the particular interventions that each city makes to create this type of world- class city are unique to their particular context.</p> <p>Unfailingly, cities significantly increase policing, both in the sheer numbers of police, military and surveillance measures as well as the powers afforded to the police and military. These powers are used to police undesirable activities and individuals — those activities and people deemed incommensurate with the desired world-class brand.</p> <p>Youth, the unhoused or precariously housed, street vendors and racialized individuals <a href="https://doi.org/10.1080/17430437.2010.520938">experience the brunt of these increases</a>.</p> <p>In South Africa in 2010, FIFA courts were established to exact “<a href="https://www.nytimes.com/2010/06/21/sports/soccer/21iht-wcsoccer.html">swift and severe justice</a>” for crimes committed against tourists and journalists during the 2010 World Cup. In Qatar, there has been <a href="https://www.thestar.com/politics/2022/11/24/lgbtq-and-other-rights-issues-at-world-cup-a-huge-blemish-on-fifa-hall-of-famer.html">targeted policing of LGBTQ+ people and allies</a>.</p> <p>Additionally, the quest for this type of world-class-city brand also leads to uneven investment and under-investment as cities are forced to make choices about how to invest their municipal budgets.</p> <p>Tourist areas <a href="https://www.jstor.org/stable/25765282">see significant infrastructure investments while those off the tourist map are often ignored</a>. In the process, it exposes the already existing cracks in the system and exacerbates existing inequalities.</p> <p>The World Cup did not create the labour system and working conditions of temporary migrant workers in Doha. However, both the magnitude and speed of construction to meet hosting needs undoubtedly ramped up the exploitation of the system, leading to <a href="https://www.theguardian.com/global-development/2021/feb/23/revealed-migrant-worker-deaths-qatar-fifa-world-cup-2022">thousands of worker deaths</a>.</p> <p>We need to reframe how a world-class city is defined to one that is more liveable, sustainable and just. Do tenancy reforms to protect renters cause landlords to exit the market?

<p>More Australians are <a href="https://theconversation.com/wealthy-landlords-and-more-sharehousing-how-the-rental-sector-is-changing-94394">renting their housing longer</a> than in the past. But they have relatively little legal security against rent increases and evictions compared to <a href="https://theconversation.com/what-australia-can-learn-from-overseas-about-the-future-of-rental-housing-90401">tenants in other countries</a>. When state governments suggest stronger protections for tenants, landlords and real estate agents <a href="https://www.reiq.com/articles/reiq-concerned-rental-reforms-unravel-rights-of-property-owners/">claim it will cause disinvestment</a> from the sector, increasing pressure on already tight rental markets.</p> <p>In <a href="https://www.ahuri.edu.au/research/final-reports/391">research</a> for the Australian Housing and Urban Research Institute (<a href="https://www.ahuri.edu.au/about">AHURI</a>), published today, we put the “disinvestment” claim to the test. We looked at the impacts of tenancy reforms in New South Wales and Victoria on rental property records over 20 years, as well as surveying hundreds of property investors. We found no evidence to support this claim.</p> <p>We did find a high rate of turnover as properties enter and leave the sector. This happened regardless of tenancy law reforms. It’s a major cause of the unsettled nature of private rental housing for tenants.</p> <p>We suggest that if substantial tenancy reforms did cause less committed landlords to exit the sector, that might not be a bad thing.</p> <blockquote class="twitter-tweet"> <p dir="ltr" lang="en">A tenancy law expert says it could be illegal in several states, while tenants’ advocates say it preys on vulnerable renters during Australia’s housing crisis. <a href="https://t.co/hQEdS80a3h">https://t.co/hQEdS80a3h</a> (via <a href="https://twitter.com/abcnews?ref_src=twsrc%5Etfw">@abcnews</a>)</p> <p>— ABC Australia (@ABCaustralia) <a href="https://twitter.com/ABCaustralia/status/1587927668846399488?ref_src=twsrc%5Etfw">November 2, 2022</a></p></blockquote> <p><strong>How did we test the disinvestment claim?</strong></p> <p>We analysed records of all rental bond lodgements and refunds in Sydney and Melbourne from 2000 to 2020. From these records we can see properties entering the rental sector for the first time (investment) and exiting the sector (disinvestment).</p> <p>We looked for changes in trends in property entries and exits around two law reform episodes: when the 2010 NSW Residential Tenancies Act took effect, and the start of a tenancy law reform review in Victoria in 2015.</p> <p>We found no evidence the NSW reforms affected property entries (investment). And property exits (disinvestment) were slightly reduced – that is, fewer properties exited than expected.</p> <p>In Victoria, we found property entries reduced slightly when the law reform review started – perhaps a sign of investors pausing for “due diligence”. We saw no effect on property exits.</p> <p>So in neither state did we find evidence of a disinvestment effect.</p> <p>We also surveyed 970 current and previous property investors, and got a similar picture. When deciding to invest, investors said prospective rental income and capital gains were the most important considerations, but tenancy laws were important too.</p> <p>On the other hand, tenancy laws were the least-cited reason for disposing of properties. Many more investors said they did it because they judged it a good time to sell and realise gains, or they wanted money for other purposes, or because the investment was not paying as they had hoped.</p> <p><strong>A state of constant churn</strong></p> <p>Our research also gives new insights into the private rental sector, which <a href="https://www.housingdata.gov.au/">has been growing</a> relative to owner-occupied and social housing.</p> <p>Small-holding “mum and dad” landlords dominate the sector. Some 70% of landlords own a single property. Multiple-property owners own more properties in total, but still relatively small numbers (rarely more than ten) compared to corporate landlords in other countries who have tens of thousands of properties, or even more. Australia now has some large corporate landlords, but their properties are a tiny fraction of the total rental stock.</p> <p>Beneath its gradual growth and persistent small-holding pattern, the private rental sector is dynamic. Properties enter and exit the sector very frequently. And more than 25% of tenancy terminations happen when the property exits the sector.</p> <p>Our investor survey also shows the sector’s dynamism. Many investors made repeated investments, owning multiple properties and some interstate. They indicated strong interest in <a href="https://theconversation.com/ever-wondered-how-many-airbnbs-australia-has-and-where-they-all-are-we-have-the-answers-129003">short-term letting</a>, such as Airbnb, and significant minorities had used their properties for purposes other than rental housing.</p> <p>Australia’s rental housing interacts closely with other sectors, particularly owner-occupied housing, as houses and strata-titled apartments trade between the sectors. The tax-subsidised property prices paid by owner-occupiers heavily influence investors’ gains and decision-making. Rental is also increasingly integrated with tourism, through governments’ <a href="https://theconversation.com/who-wins-and-who-loses-when-platforms-like-airbnb-disrupt-housing-and-how-do-you-regulate-it-106234">permissive approach to short-term letting</a>.</p> <p>In short, the Australian rental sector is built for investing and disinvesting. As properties churn in and out of rental, renters are churned in and out of housing.</p> <p>This presents problems for tenants.</p> <p><strong>A new agenda for tenancy law reform</strong></p> <p>Australian residential tenancies law has accommodated the long-term growth of the rental sector and its dynamic character. With no licensing or training requirements, it’s easy for landlords to enter the sector. It’s also easy to exit by terminating tenancies, on grounds they want to use a property for other purposes, or even without grounds in many cases.</p> <p>Over the years tenancy law reform has fixed some problem areas, but with virtually no national co-ordination. Laws are increasingly inconsistent on important topics, such as tenants’ security (for example, some states have restricted, but not eliminated, no-grounds terminations), minimum standards and domestic violence. Reforms have overlooked significant problem areas, such as steep rent increases and landlords’ liability for defective premises.</p> <blockquote class="twitter-tweet"> <p dir="ltr" lang="en">Works for Australia too. The focus should be on the rights of tenants to affordable housing, in decent condition, that supports autonomy and secure occupancy.</p> <p>Where landlords say it is too difficult and they will disinvest, this should not be taken as a threat. Indeed, it would be a good thing if the speculative, incapable and unwilling investors exited the sector. Willie Nelson’s former Tennessee home hits the market

<p dir="ltr">The former home of country music legend Willie Nelson has been listed for sale, and the folklore surrounding it is just as interesting as the home itself.</p> <p dir="ltr">According to property records, the 150-acre property and its pastures, woods, trails, and cabin have been owned by just two people, including the <em>Georgia On My Mind</em> singer.</p> <p dir="ltr">“From what we can find from tax records, there have only been two owners. One is the current seller and different members of that family. And the other is Willie Nelson,” Ross Welch, one of the two Zeitlin Sotheby’s International Realty agents representing the property, said.</p> <p dir="ltr">“This was one of the properties that the IRS seized when Willie was not paying taxes.”</p> <p dir="ltr">Before the IRS seized the home in the early 1990s, Nelson lived there from the early 1960s.</p> <p dir="ltr">After settling his tax debt in 1993, the property was returned to the family that had owned it, who then sold it on to the current owners.</p> <p dir="ltr">“From what we have been told and what we’ve seen on tax records, it was seized by the IRS and then the IRS went back to the family that had previously owned it and asked if they wanted to buy it back for pennies on the dollar,” Matt Lawson, the second agent representing the home, explained.</p> <p dir="ltr">Prior to its complicated ownership, Nelson built the property’s rustic log cabin, which features lime and mortar from the property in the shower and fireplace.</p> <p dir="ltr">In 1970, another home on the property caught fire while the singer wasn’t inside, sparking the story in which he rushed home to rescue his beloved guitar Trigger and a pound of marijuana, per <em><a href="https://tasteofcountry.com/willie-nelson-nashville-house-cabin-estate-for-sale-pictures/" target="_blank" rel="noopener">Taste of Country</a></em>.</p> <p dir="ltr">The events described in Nelson’s hit <em>Shotgun Willie</em> also reportedly took place while he lived at the home and earned him the nickname, though Lawson hasn’t found concrete evidence to confirm the stories.</p> <p dir="ltr">“One of the biggest stories that I wish I had concrete proof of is that this is the place where he got the nickname ‘Shotgun Willie,’” he said.</p> <p dir="ltr">“There’s a ton of just wild stories about him out there.”</p> <p dir="ltr">The sprawling property has been listed for $2.5 million ($AUD 3.9 or $NZD 4.3 million).</p> <p><span id="docs-internal-guid-c1a37b8e-7fff-97f7-ca7c-427777b5e5e8"></span></p> <p dir="ltr"><em>Images: @willienelsonofficial (Instagram) / Realtor.com</em></p>

<p dir="ltr">The childhood home of Gwyneth Paltow in California has been <a href="https://www.compass.com/listing/2020-georgina-avenue-santa-monica-ca-90402/1161644315586325737/" target="_blank" rel="noopener">listed</a> for sale with a hefty price tag of $17.5 million ($NZD 30 million).</p> <p dir="ltr">The six-and-a-half bedroom mansion was first purchased by Paltrow’s parents, actress Blythe Danner and Hollywood director Bruce Paltrow, in 1976 when the Goop founder was about four years old.</p> <p dir="ltr">In 2008, the 109-year-old property was bought by designer Jerome Dahan after Paltrow’s father died from complications of oral cancer and pneumonia.</p> <p dir="ltr">The property, nestled in the upscale neighbourhood Gillette Regent Square in Santa Monica, boasts features that match the luxe nature of its surroundings, including a landscaped tropical oasis for a garden, a Balinese-inspired pool and spa, and a three-car glass showroom that overlooks the pool.</p> <p dir="ltr">Inside the home, the entryway is enclosed in glass and leads to a large living room with a fireplace, a theatre room, a kitchen and a guest bedroom, with an office and three ensuite bathrooms upstairs, including the main bedroom’s dual bathrooms and walk-in closets.</p> <p dir="ltr">The property also includes a two-storey guesthouse that houses a gym, dry sauna, bedroom and office.</p> <p dir="ltr">Following extensive renovations, the property has additions such as solar panels, backup generators, and electronically gated entries.</p> <p dir="ltr">“In a market of overbuilt mansions that are undeniably starting to look and feel the same, 2020 Georgina elevates above the competition offering a bespoke and meticulously crafted experience unlike anything I've seen in Santa Monica,” said Robert Lawrence Edie of Compass Realty, who is managing the sale.</p> <p dir="ltr">Paltrow grew up in the home with her younger brother, Jake Paltrow, and went to school at the nearby Crossroads School for Arts &amp; Sciences.</p> <p dir="ltr">When she was 12, the family moved to a New York City townhouse and she now lives on the West Coast full-time with her husband and two children.</p> <p><span id="docs-internal-guid-e0c6ebde-7fff-5741-9789-ef82639a4dc0"></span></p> <p dir="ltr"><em>Images: @gwynethpaltrow (Instagram) / Compass Realty</em></p>

Former Gatsby-esque home of Peta Toppano hits the market

<p dir="ltr">The luxe mansion and former home of Aussie TV star Peta Toppano is set to sell at auction in November with an eye-watering price guide of $6 million ($NZD 6.6 million).</p> <p dir="ltr">Nestled in Pymble, on Sydney’s north shore, The Knoll is one of the oldest homes in the area, having been built in 1906.</p> <p dir="ltr">Toppano, known for her roles in <em>The Young Doctors</em> and <em>Home and Away</em>, lived in The Knoll with her family, including her parents, cabaret artist Enzo Toppano and soprano Peggy Mortimer, in the 1970s.</p> <p dir="ltr">Toppano even tied the knot at the home with Prisoner co-star Barry Quin in 1979.</p> <p dir="ltr">The 1684-square-metre property boasts plenty of Federation charm, with soaring three-metre ceilings and timber flooring throughout, a stone-wrapped kitchen, a family room with the original fireplace,and the original maids quarters with a separate staircase leading to the five bedrooms on the second floor.</p> <p dir="ltr">Outside, the property features large terraces, as well as a pool and a sauna underneath it, and a separate room behind the double carport that could serve as a studio, teenager’s retreat.</p> <p dir="ltr">The Knoll was part of the Pymble Station Estate, a subdivision of orchards between 1893 and 1910, and maintains some of the original features, including its circular driveway, sandstone foundations, the maids quarters and the wine cellar.</p> <p dir="ltr">Jessica Liu, one of the two agents at Marshall Chan Yahl real estate group that is managing the sale, said that the residence’s rich history has been imbued with contemporary comforts, such as a modern kitchen, saltwater pool, and new designer lights.</p> <p dir="ltr"><a href="https://www.realestate.com.au/property-house-nsw-pymble-140679755" target="_blank" rel="noopener">The home</a> is scheduled for auction on November 19 with a price guide of $6 million, having last been sold in 2015 for $3.375 million ($NZD 3.73 million).</p> <p><span id="docs-internal-guid-1afe82f5-7fff-0f33-360f-8559f7534aca"></span></p> <p dir="ltr"><em>Images: Twitter, Marshall Chan Yahl Real Estate Group</em></p>

Elvis’ Honeymoon Hideaway hits the market

<p dir="ltr">The sprawling mansion that served as the hideaway for Elvis and Priscilla Presley has hit the market for just $US 5.65 million ($NZ 10 million).</p> <p dir="ltr">The Presleys called the four-bedroom, three-bathroom home in Palm Springs, California, home for the first few days of their marriage, renting out the mansion for $US 21,000 in 1967.</p> <p dir="ltr">Although he initially planned to use the home as the location of his wedding, he and Priscilla decided to tie the knot in Vegas instead after the media found out about his plans.</p> <p dir="ltr">Complete with a spa, pool, multiple private terraces and spectacular mountain views, the Presleys spent four days honeymooning at the mansion, before Elvis had to leave for filming.</p> <p dir="ltr">Hosting music icons isn’t the only claim to fame the mansion has though.</p> <p dir="ltr">The house, designed by William Krisel in 1960, came with a futuristic design and modern amenities - including vacuum ports, an indoor kitchen grill, and wall-mounted radios - that made it ahead of its time and earned it the nickname ‘The House of Tomorrow’ in 1962 by Look Magazine.</p> <p dir="ltr">In more recent years, the house has been branded as Elvis’ Honeymoon Hideaway and open to the public for tours.</p> <p dir="ltr">Given its design features, it’s certainly a house you wouldn’t want to miss seeing.</p> <p dir="ltr">Highlights include its spaceship-like winged roof, the stepped waterfall located at the centre of the house, carved-wood double-height entry doors, and a circular theme throughout.</p> <p dir="ltr">The living room area boasts stacked stone walls, built-in seating, floor-to-ceiling windows, and a “futuristic steel beaker-shaped fireplace hood and floating hearth”, according to the <a href="https://www.compass.com/listing/1350-ladera-circle-palm-springs-ca-92262/1149386563352880433/" target="_blank" rel="noopener">listing</a>.</p> <p dir="ltr">The dining room area overlooks the living room from a raised platform and opens out to a terrace and the pool, while the kitchen boasts top-notch appliances and a circular centre island.</p> <p dir="ltr">Each of the bedrooms comes with an ensuite, with two also featuring sprawling terraces and the main bedroom accessed via a grand staircase.</p> <p dir="ltr">The home has been renovated in recent years, with many of its original architectural details being restored.</p> <p><span id="docs-internal-guid-e619f1ec-7fff-8fd9-841a-f6f90b508c46"></span></p> <p dir="ltr"><em>Images: Compass / Getty Images</em></p>

Shanty towns and eviction riots: the radical history of Australia’s property market

<p>Skyrocketing property prices and an impossible rental market have seen growing numbers of Australians struggling to find a place to live.</p> <p>Recent images of families pitching tents or living out of cars evoke some of the more enduring scenes from the Great Depression. Australia was among the hardest hit countries when global wool and wheat prices plummeted in 1929.</p> <p>By 1931, many were feeling the effects of long-term unemployment, including widespread evictions from their homes. The evidence was soon seen and felt as shanty towns – known as dole camps – mushroomed in and around urban centres across the country.</p> <p>How we responded to that housing crisis, and how we talk about those events today, show how our attitudes about poverty, homelessness and welfare are entwined with questions of national identity.</p> <p><strong>Shanty towns and eviction riots</strong></p> <p>Sydney’s Domain, Melbourne’s Dudley Flats and the banks of the River Torrens in Adelaide were just a few places where communities of people experiencing homelessness <a href="https://catalogue.nla.gov.au/Record/1106767" target="_blank" rel="noopener">sprung up</a> in the early 1930s.</p> <p>Some <a href="https://catalogue.nla.gov.au/Record/1106767" target="_blank" rel="noopener">lived in tents</a>, others in makeshift shelters of iron, sacking, wood and other scavenged materials. Wooden crates, newspapers and flour and wheat sacks were put to numerous inventive domestic uses, such as for furniture and blankets. In working class suburbs, it was common to see bailiffs dumping furniture onto the footpath, pushing women and children onto the street. Even more common was the sight of strings of boarded up terrace houses, which nobody could afford to rent. If anything demonstrated the idiocy as well as the injustice of the capitalist system it was the fact that in many situations the landlords did not even gain anything from evicting people.</p> </blockquote> <p>The Unemployed Workers Movement <a href="https://rahu.org.au/wp-content/uploads/2020/08/Sydneys-Anti-Eviction-Movement_-Community-or-Conspiracy_.pdf" target="_blank" rel="noopener">goal</a> was to</p> <blockquote> <p>Organise vigilance committees in neighbourhoods to patrol working class districts and resist by mass action the eviction of unemployed workers from their houses, or attempts on behalf of bailiffs to remove furniture, or gas men to shut off the gas supply.</p> </blockquote> <p>Methods of resistance were varied in practice. Often threats were <a href="https://rahu.org.au/wp-content/uploads/2020/08/Sydneys-Anti-Eviction-Movement_-Community-or-Conspiracy_.pdf" target="_blank" rel="noopener">sufficient</a> to keep a landlord from evicting a family.</p> <p>If not, a common <a href="https://rahu.org.au/wp-content/uploads/2020/08/Sydneys-Anti-Eviction-Movement_-Community-or-Conspiracy_.pdf" target="_blank" rel="noopener">tactic</a> was for a large group of activists and neighbours to gather outside the house on eviction day and physically prevent the eviction. Sometimes this led to street fights with <a href="https://commonslibrary.org/lock-out-the-landlords-australian-anti-eviction-resistance/" target="_blank" rel="noopener">police</a>. Protestors sometimes <a href="https://catalogue.nla.gov.au/Record/1106767" target="_blank" rel="noopener">returned</a> in the wake of a successful eviction to raid and vandalise the property.</p> <p>Protestors went under armed siege in houses barricaded with sandbags and barbed wire. This culminated in a <a href="http://www5.austlii.edu.au/au/journals/ANZLawHisteJl/2007/2.pdf" target="_blank" rel="noopener">series</a> of bloody battles with police in Sydney’s suburbs in mid-1931, and numerous arrests.</p> <p><strong>It’s not just what happened – it’s how we talk about it</strong></p> <p>Narratives both reflect and shape our world. Written history is interesting not just for the things that happened in the past, but for how we tell them.</p> <p>Just as the catastrophic effects of the 1929 crash were entwined with the escalating struggle between extreme left and right political ideologies, historians and writers have since taken various and even opposing viewpoints when it comes to interpreting the events of Australia’s Depression years and ascribing meaning to them.</p> <p>Was it a time of quiet stoicism that brought out the best in us as “battlers” and fostered a spirit of mateship that underpins who we are as a nation?</p> <p>Or did we push our fellow Australians onto the streets and into tin shacks and make people feel ashamed for needing help? As Wendy Lowenstein wrote in her landmark work of Depression oral history, <a href="https://catalogue.nla.gov.au/Record/69032" target="_blank" rel="noopener">Weevils in the Flour</a>:</p> <blockquote> <p>Common was the conviction that the most important thing was to own your own house, to keep out of debt, to be sober, industrious, and to mind your own business. One woman says, ‘My husband was out of work for five years during the Depression and no one ever knew […] Not even my own parents.’</p> </blockquote> <p>This part of our history remains contested and narratives from this period - about “lifters and leaners” or the Australian “dream” of home ownership, for example – persist today.</p> <p>As Australia’s present housing crisis deepens, it’s worth highlighting we have been through housing crises before. Public discussion about housing and its relationship to poverty remain – as was the case in the Depression era – emotionally and politically charged.</p> <p>Our Depression-era shanty towns and eviction protests, as well as the way we remember them, are a reminder that what people say and do about the housing crisis today is not just about facts and figures. House with royal connection hits the market

<p dir="ltr">If you’re in the market for a new home with a royal connection, a recently-listed pub-turned-house could be a perfect match, thanks to its prime location on Sandringham Estate.</p> <p dir="ltr">The Georgian home, formerly a pub called the New Inn, is one of several privately-owned residences within the border of the royal family’s estate, located just across the road from St Mary the Virgin Church, which the Queen traditionally visits for Christmas mass when she is staying at the estate.</p> <p dir="ltr">Now called the Inn House, the property on Abbey Road has been listed for £700,000 ($NZ 1.31 million) with the <a href="https://www.brown-co.com/properties/15756061/sales#from-grid" target="_blank" rel="noopener">Brown &amp; Co agency</a>.</p> <p dir="ltr">According to the listing, New Inn presents a unique opportunity to own a home on the estate, with the majority of houses owned by the Royal Estate.</p> <p dir="ltr">Built in 1820, the two-storey home has retained much of its pub charm since its conversion, with additions from the current owner including a garage.</p> <p dir="ltr">The ground floor boasts a reception hallway with a pitched open ceiling and exposed roof trusses and a sitting room with a wood burning stove, as well as a study, the kitchen and dining room, and a utility and boot room that opens out to the garden through a stable door.</p> <p dir="ltr">Upstairs, there are four bedrooms and a bathroom, with the master bedroom including an ensuite and views over the other cottages and pasture on the estate.</p> <p><span id="docs-internal-guid-d679f893-7fff-2837-9b14-46d23c52cb41"></span></p> <p dir="ltr"><em>Images: Brown &amp; Co agency</em></p>

Gimme! Gimme! Gimme! ABBA’s Florida mansion hits the market

<p dir="ltr">A mansion built specifically for ABBA is up for sale, and its new owners will also walk away with a collection of memorabilia, recording equipment, cassettes, and even a stereo that once belonged to the iconic Swedish pop band - as long as they can afford the $US 3.9 million ($NZD 6.21 million) price tag.</p> <p dir="ltr">The sprawling home was designed by the stars themselves in the style of a Swedish longhouse and built in 1982 - just before the band officially broke up.</p> <p dir="ltr">Bandmates Agnetha Fältskog, Björn Ulvaeus, Benny Andersson and Anni-Frid Lyngstad were believed to have lived in the house until 1986, when it was purchased by an unnamed couple who lived there until they passed away earlier this year.</p> <p dir="ltr">Even after all these years, the band’s recording equipment and tapes remain completely untouched inside the home.</p> <p dir="ltr">Lisa Farmer, the listing agent with Premier Sotheby’s International Realty, revealed that the architect who worked with the band to design their home had no idea that the two Swedish couples were actually the people behind <em>Waterloo </em>and <em>Dancing Queen</em>.</p> <p dir="ltr">“We found the architect and spoke to him on the phone. He said he was in a trailer on the site before the home was built with both couples, all four members of the band, face to face, designing the home,” Farmer said.</p> <p dir="ltr">“At the time, he didn't realise it was ABBA until a few days later when he got a call from a reporter in London who apparently got wind of it.</p> <p dir="ltr">“He said he met with two Swedish couples and that's how he found out it was ABBA.”</p> <p dir="ltr">Farmer added that it was “super cool” that there were things left behind from the band that were never even used.</p> <p dir="ltr">“There's some stereo equipment that the people who bought the house never even used,” she said.</p> <p dir="ltr">“It's in this one area where [ABBA] might have done some recording. There's an actual ABBA cassette that was left inside the cassette player.”</p> <p dir="ltr">The six-bedroom home on the island of Tierra Verde features a “community space with two-storey vaulted ceilings” according to the <a href="https://www.sothebysrealty.com/eng/sales/detail/180-l-3357-7xnejq/873-2nd-avenue-s-south-bay-st-pete-pinellas-point-tierra-verde-fl-33715" target="_blank" rel="noopener">listing</a>, as well as two identical wings on each side, complete with a master suite, loft area, and two bedrooms with jack-and-jill bathrooms.</p> <p dir="ltr">Recent upgrades include a new roof with skylights, battery-ready solar panels, renovated guest baths, and a fresh coat of paint.</p> <p dir="ltr">'[The band] specifically requested a Swedish longhouse design. It's got a really neat central, common living area that's big and open with a really nice stone fireplace,” Farmer said.</p> <p dir="ltr">“What's kind of unique is that the two wings on both sides of the house are exactly identical and symmetrical.</p> <p dir="ltr">“The layout of the home is pretty special and just makes for a great house for somebody who would like to entertain or has a big family.”</p> <p><span id="docs-internal-guid-b898f197-7fff-fd60-62e7-5de8234a0133"></span></p> <p dir="ltr"><em>Images: Getty Images / Sotheby’s International Realty</em></p>

"The most famous address in Britain" hits the market

<p dir="ltr">Royal fans could live a stone's throw away from “the most famous address in Britain”, as long as they have £2.5 million ($AU 4.36 or $NZ 4.84 million) to spend.</p> <p dir="ltr">An apartment in the building Princess Diana lived in while she was dating Prince Charles has hit the market with a multi-million-dollar price tag, situated in one of the most desired parts of London.</p> <p dir="ltr">The three-bedroom apartment, <a href="https://search.savills.com/com/en/property-detail/gbecrsecs220018" target="_blank" rel="noopener">listed</a> through UK agency Savills, comes with a reception room, a formal dining room, and a separate kitchen and breakfast room, as well as an additional room that could become a fourth bedroom and a communal garden.</p> <p dir="ltr">Currently, the apartment’s interior boasts a regal theme of pastel colours, plush carpet, drapes, lattice windows, and timber accents.</p> <p dir="ltr">The late Duchess of Wales was regularly photographed entering and leaving the apartment building, which is ideally situated between Chelsea, South Kensington and Earl’s Court.</p> <p dir="ltr">Diana lived in the three-bedroom Edwardian flat with three close friends from 1979 until 1981, the year she married Prince Charles.</p> <p dir="ltr">Last year, her apartment was awarded an English Heritage blue plate, which was unveiled by one of her former housemates, Virginia Clarke.</p> <p dir="ltr">Diana’s biographer, Andrew Morton, referred to the apartment - her first since moving out of her parent’s home - as “the most famous address in Britain”.</p> <p><span id="docs-internal-guid-d929c72c-7fff-2d90-2738-368d80d24630"></span></p> <p dir="ltr"><em>Images: Savills Realty</em></p>

<p dir="ltr">The childhood home of <em>Indiana Jones</em> star Harrison Ford has hit the market for the third time in four years for just $USD 749,000 ($NZD 1.21 million).</p> <p dir="ltr">The 1922-era Tudor house in Park Ridge, Illinois, was home to the Ford family in the 1950s, per <a href="https://www.realtor.com/news/celebrity-real-estate/harrison-ford-remodeled-childhood-home-on-the-market/" target="_blank" rel="noopener">Realtor.com</a>, though it has been significantly renovated since.</p> <p dir="ltr">After nearly 50 years off the market, the home was listed for sale in 2018 with its original windows, plumbing, and electrical, with interior spaces that needed a serious refresh.</p> <p dir="ltr">Selling in February 2019 for $USD 350,000 ($NZD 566,000), its new owners undertook some major changes, replacing the dated wallpaper with a neutral grey and white colour scheme and transforming the avocado-green kitchen into a space filled with stainless steel appliances, a butcher block island, a tiled backsplash, and a breakfast nook.</p> <p dir="ltr">A formal dining area that connects to the large family room with views of the backyard now features pendant lighting, while in the living room, the built-ins and fireplace remain, with the wall-to-wall carpet being ripped out to show the original, refinished hardwood floors.</p> <p dir="ltr">Other updates include new windows, recessed lighting, baseboard heaters, and a completed basement, which features a bar and rec area, a home office, and a laundry.</p> <p dir="ltr">After the renovations were complete, the 198-square-metre home was sold for $USD 600,000 ($NZD 970,000) in July 2020.</p> <p dir="ltr">With the current owners looking to upsize, it’s back on the market with a 25 percent price bump, according to listing agent Peter Bellert of @properties Park Ridge.</p> <p dir="ltr">Bellert says the home is basically move-in ready, with just the driveway needing to be repaved.</p> <p dir="ltr">He also notes that the home’s style is unusual for the area.</p> <p dir="ltr">“English Tudors are not common. There are not too many in Park Ridge,” Bellert says.</p> <p dir="ltr">Other features of the two-storey home include a powder room on the first level and four bedrooms on the second, with an original balcony connected to the bedroom that reportedly belonged to a young Ford.</p> <p><span id="docs-internal-guid-ff78dbc4-7fff-94a8-0d7d-2d54b0de90b6"></span></p> <p dir="ltr"><em>Images: Getty Images / Realtor.com</em></p>

Greta Garbo's eccentric former home hits the market

<p>Hollywood icon Greta Garbo's former New York home has hit the market for an impressive $7.25 million. </p> <p>The stunning three-bedroom, three-bathroom Manhattan apartment retains many of her personal touches and eccentric furnishings, making it stand out from other luxury homes. </p> <p>The apartment last sold for $8.5 million in 2017 after a fierce bidding war, with many fans of the Swedish-American actress expected to be vying for the property this time around. </p> <p>The home boasts large picture windows with spectacular views of the East River, which was said to have reminded Greta of her native Stockholm.</p> <p>It also includes a newly renovated kitchen, dining room, many living areas, and numerous bathrooms, with most rooms boasting an impressive chandelier. </p> <p>The living room – which was Greta's favorite space – includes a gas fireplace and an attached den, while French doors at the far end open to a lovely balcony cooled by river breezes.</p> <p>The primary bedroom suite features Greta's beloved rose-hued Fortuny silk walls and headboard, while a second bedroom includes a pink-and-green-accented V'Soske rug personally designed by the movie star.</p> <p>Greta, who was best known for her roles in <em>A Woman of Affairs</em>, <em>Anna Christie</em>, <em>Romance</em>, and <em>Camille</em>,  died in 1990 at the age of 85, but retired from acting when she was just 35, leading a private life in her New York apartment for 50 years.</p> <p><em>Image credits: Getty Images / Compass Real Estate</em></p>

Alcohol marketing has crossed borders and entered the metaverse – how do we regulate the new digital risk?

<p>The World Health Organization’s newly <a href="https://www.who.int/publications/i/item/9789240046504" target="_blank" rel="noopener">released report</a> on regulating cross-border alcohol marketing raises the alarm for countries like Australia and New Zealand, given their light touch towards alcohol advertising.</p> <p>Alcohol is widely consumed in Australasia but there is ongoing tension over how much restraint, if any, should be placed on the marketing of these products.</p> <p>Australia and New Zealand are at the unrestrained end of the marketing continuum. Both countries rely on industry-led policy in the form of voluntary codes – an approach identified as insufficient by the WHO report.</p> <p><strong>What is cross-border alcohol marketing?</strong></p> <p>Alcohol marketing, created and disseminated in one country and spread across borders into others, is commonly used by multinational corporations striving to increase sales and normalise alcohol as an everyday product. Much of this advertising is taking place in the digital media sphere.</p> <p>The increased use of these media platforms by alcohol corporations allows them access to cheap advertising opportunities. For as <a href="https://au.reset.tech/uploads/resettechaustralia_profiling-children-for-advertising-1.pdf" target="_blank" rel="noopener">little as US$2</a>, an advertising campaign based in Australia could reach a thousand young people profiled as interested in alcohol, for example.</p> <p>Marketing across digital media has also increased the impact of those messages.</p> <p>Brands interact with users on social media platforms, encouraging the posting, sharing and liking of <a href="https://pubmed.ncbi.nlm.nih.gov/33573719/" target="_blank" rel="noopener">branded images and messages</a>. Companies can now target individuals and “look alike” audiences.</p> <p>This approach is made possible thanks to the enormous amount of data collected as we interact together, purchase products and indicate our interests and passions through our clicks and likes.</p> <p>This data is extremely valuable to marketers and alcohol corporations. It gives them insight into the best time of day, the best brand of alcohol and the best type of marketing message to send our way.</p> <p>All groups across society are vulnerable to being bombarded by messages encouraging the purchase and consumption of alcohol.</p> <p>Digital advertising can target everyone: teenagers looking for brands which exemplify their identity; young adults, the heaviest “occasion drinkers” in Australia and New Zealand, some of whom are developing drinking habits that may be hard to change in later life; and adults of all ages who wish to reduce their consumption, often for health reasons.</p> <p>Digital media has become an all-encompassing marketing environment in which the “buy” button – with home delivery and often no checks on age or intoxication – provides a seamless marketing and distribution system.</p> <p>In New Zealand, <a href="https://onlinelibrary.wiley.com/doi/full/10.1111/dar.13222" target="_blank" rel="noopener">online sales</a> increased significantly during the COVID-19 lockdowns, particularly among heavier drinkers.</p> <p><strong>Entering the metaverse</strong></p> <p>The alcohol industry is now showing its initiative by entering the emerging <a href="https://www.ypulse.com/article/2022/02/03/metaverse-mansions-more-tiktok-how-brands-are-marketing-for-this-years-super-bowl/" target="_blank" rel="noopener">metaverse</a>. To understand the metaverse, <a href="https://thedecisionlab.com/insights/technology/brave-new-world-how-the-metaverse-may-shape-our-psychology" target="_blank" rel="noopener">according to one commentator</a>, you should</p> <blockquote> <p>take today’s social media, add a splash of sophisticated 3D, fold in a plethora of options for entertainment and gaming, garnish it all with data-driven personalisation, and you are all set to take away your order of a supersized social media network, the metaverse.</p> </blockquote> <p>In terms of marketing, this provides a new opportunity. The biometric data essential to a virtual reality experience is also available to develop “<a href="https://scholarship.law.vanderbilt.edu/jetlaw/vol23/iss1/1/" target="_blank" rel="noopener">biometric psychographics</a>”, allowing for the even greater personalisation of advertising.</p> <p>Virtual alcohol brands created and used by avatars in the metaverse support the development of brand allegiance in real life, and virtual reality will transform e-commerce experiences and increase the power of sponsorship.</p> <p>AB InBev, the largest global alcohol corporation, was an early adopter of the metaverse. One of its brands, <a href="https://sifted.eu/articles/metaverse-brands-nft/" target="_blank" rel="noopener">Stella Artois</a>, is sponsoring the Australian Zed Run platform on which virtual horses can be raced, bred and traded. It is also opaque to most policy makers and public health practitioners. It is telling that there is no reference to the metaverse as a cross-border alcohol marketing opportunity in the WHO report.</p> <p>There is an urgent need for debate regarding how policy makers should better understand the risks involved with the targeted marketing of hazardous products such as alcohol.</p> <p>The WHO report outlines various partial and unsuccessful approaches to regulating marketing in the digital media.</p> <p>Attempts, such as <a href="https://helda.helsinki.fi/bitstream/handle/10138/303690/Alcohol_marketing_on_social_media_sites_in_Finland_and_Sweden_2019.pdf" target="_blank" rel="noopener">Finland’s</a> regulation of user-shared branded material, have failed because they did not interfere with the basic architecture of the social media platforms, which is predicated on engagement via sharing and liking.</p> <p>The most successful examples offered by the WHO report have been countries like Norway, which have imposed a complete ban on alcohol marketing including in the digital media.</p> <p>The report emphasises the need for surveillance and enforcement, suggesting ways in which alcohol companies could be penalised for marketing breaches.</p> <p>The support provided by international agreements such as the <a href="https://fctc.who.int/who-fctc/overview" target="_blank" rel="noopener">Framework Convention on Tobacco Control</a> is identified as a possible template for future discussions.</p> <p>The response to tobacco marketing provides a good and largely effective model for officials and policy makers. That said, the public health goal for alcohol is not equivalent to the smokefree goal. Advocates are not trying to eliminate alcohol altogether.</p> <p>However, there are parallel arguments in favour of creating a healthier media environment through regulation to prevent the promotion of alcohol products via increasingly sophisticated technological and psychological tools.</p> <p>These products are significant causes of reduced well-being, and this marketing increases consumption and therefore harm. Mega mansion with odes to Hollywood hits the market

<p dir="ltr">A mansion on the top of a mountain with “million-dollar views” of Queensland’s Sunshine Coast Hinterland has hit the market - but its unique interior could be its biggest drawcard.</p> <p dir="ltr">Not only does it come with seven bedrooms and eight bathrooms, it also boasts its own medieval throne room, a Wild West-style saloon bar, and a Hollywood-style theatrette.</p> <p dir="ltr">Ray White Beerwah agent Alex Garden said the property, known as Chateau Cedarton, was built by a concreter who wanted his own mega mansion.</p> <p dir="ltr">“It is really unique,” Mr Garden told <em><a href="https://www.realestate.com.au/news/live-like-royalty-in-qlds-own-game-of-thrones-house/" target="_blank" rel="noopener">realestate.com.au</a></em>. “In its heyday, it would have been a really cool venue.”</p> <p dir="ltr">The medieval throne room, styled with stone tiles to create a classic castle look, is complete with two full-sized replica knights and leads into the 25-metre-long red-carpeted theatrette, decorated with Hollywood-style movie posters.</p> <p dir="ltr">The Wild West-style saloon room features timber panelling, appropriately-themed wall art and a cellar.</p> <p dir="ltr">Other internal features include a sauna and spa, as well as a formal reception area, statement kitchen, formal dining room, space for 10 cars, a pool/rumpus room, and a commercial kitchen and laundry.</p> <p dir="ltr">Outside, the 16.19-hectare block boasts just as many interesting features, such as Roman columns, a pool with its own public bathroom, and replicas of European fountains.</p> <p dir="ltr">There is also a wraparound verandah, a resort-style pool, a gazebo, fruit trees, three dams, and a workers cottage.</p> <p dir="ltr">According to the <a href="https://www.realestate.com.au/property-house-qld-cedarton-139351039" target="_blank" rel="noopener">listing</a>, the home has complete privacy despite being surrounded by large acreage homes and “hosts scenic breathtaking million-dollar views”.</p> <p dir="ltr">After spending a weekend at the home more than a decade ago, owners Victor and Lana, who have asked for their surname not to be published, said they fell in love with the property.</p> <p dir="ltr">But, their plans for transforming the home were put on hold after Victor suffered an accident which saw him undergo extensive rehabilitation two months after they moved in.</p> <p dir="ltr">“We had huge plans for it and we did open it as a function centre, restaurant and accommodation for a while, we also had visits from the elderly, from retirement villages and children with disabilities,” Lana said.</p> <p dir="ltr">“And our direction changed towards that, towards helping people who needed some peace and tranquillity.”</p> <p dir="ltr">With COVID-19 lockdowns keeping them away from half of their family in Victoria, the couple then decided it was time to sell - giving them the opportunity to move south and start their new business venture.</p> <p dir="ltr">They have freshened up the home ahead of the sale, softening some of the Tuscan palette to create a more neutral vibe.</p> <p dir="ltr">But, they have left its unique rooms untouched.</p> <p dir="ltr">“That’s what makes it so unique,” Lana said.</p> <p dir="ltr">They hope that the next owner has their own vision for the property, as Lana says the estate has “so much potential”. </p> <p dir="ltr">“It needs someone with some big plans and the ability to make them happen.</p> <p dir="ltr">“The views, the privacy, the grounds, the possibilities are endless.”</p> <p><span id="docs-internal-guid-3423ace5-7fff-e640-f932-7f5b0de0294f"></span></p> <p dir="ltr"><em>Images: Ray White</em></p>
