World's most expensive house up for sale

<p>A French chateau, once owned by a member of the Rothschild family and, later on, the King of Morocco, has gone up for sale with a £363 million (AU$699) price tag. </p> <p>Chateau d’Armainvilliers located at Seine-et-Marne, 48km east of the Eiffel Tower, is the world's most expensive home. </p> <p>Built upon the foundations of a 12th century castle, the sprawling mansion boasts 1,000 hectares of land, 100 rooms across 2,500 square metres of living space, a private lake, and plenty of sequoia trees - the largest trees in the world. </p> <p>Ignace Meuwissen, a self-acclaimed "real estate advisor to the global elite" described the property as a display of "opulence and grandeur".</p> <p>"It is the most expensive castle in France and perhaps in the world. The price of €425million is justified by the property itself but also by the 1,000 hectare land which offers numerous possibilities," he told Paris Match magazine. </p> <p>"An investor could build thousands of apartments there if he wanted."</p> <p>The chateau was first bought by the Rothschild banking empird in the late 19th century, before King Hassan II of Morocco bought it in the 1980s. </p> <p>He then made the chateau more fit for a king, adding a hammam spa, a beauty and hairdressing salon, and a fully-equipped medical and dental facility.</p> <p>The Moroccan King  also added a basement level, which has a network of tunnels, kitchens, cold rooms, storage spaces and staff quarters.</p> <p>The lucky owner will also find Moroccan mosaics and wall tiles decorating the home, and for any avid equestrians, the home also has a stable big enough for 50 horses. </p> <p>However, some luxury property agents have expressed their doubts on whether the property would sell with its nine-figure sum, with one saying it was an "unrealistic" price tag. </p> <p>"It doesn’t make sense, it’s absurd Properties of this type could sell for 20-25 million, or even 30 million if we really fall in love with them. I’m not even sure that Vaux-le-Vicomte (a Baroque French château), which has no marketing plans, would sell at this price," one agent told French real estate publication <em>Le Figaro Immobilier</em>.</p> <p>Others were unsure whether the changes made by the King in the 1980s would suit modern tastes. </p> <p><em>Images: Whisper Auctions</em></p>

9 things you should never touch in someone else’s house

<p><strong>A hands-off approach</strong></p> <p>Nothing like a global pandemic to critically alter your lifelong and intrinsic sanitary practices, huh? And while we know coronavirus does not spread easily from surfaces, there are still plenty of other germs and bacteria that do. And it’s not always a matter of good hygiene – sometimes it’s just a matter of good manners!</p> <p><strong>The door </strong></p> <p>Of course, you can actually touch the door, but you should never do so to let yourself into someone else’s home without them, or without being invited. Always knock or ring the bell, even if it’s been left unlocked, unless someone has expressly told you that you don’t have to. </p> <p>And please, don’t show up knocking earlier than expected – it could be a huge inconvenience to your host.</p> <p><strong>Their bathroom </strong></p> <p>As with most of the things on this list, you should avoid this unless you’re specifically invited. Try not to stray after your trip to the bathroom for a look around – it’s definitely off-limits if you don’t have permission or are going in without your host knowing. Of course, there are exceptions, as it may not be so serious an offence if you know the person very well, or if one lives in a shared living space, a studio, or an apartment with limited space. </p> <p>And on that note, it’s best to wait until you’re invited to sit or relax on someone’s bed. Many people also find that a bedroom is a convenient place to store coats if there are guests coming over, but wait until they offer instead of assuming it’s OK.</p> <p><strong>The floor - with your shoes on</strong></p> <p>Depending on personal preferences or cultural norms, many households have a no-shoes-inside policy. Take the tip from your host – if they’re wearing shoes in their house, you can probably assume it’s OK for you. When in doubt, ask what they would prefer. </p> <p>Another place you shouldn’t be putting your feet? On the couch or coffee table. I can think of five good reasons you should ban shoes in the house, period.</p> <p><strong>The fridge and cupboards </strong></p> <p>This one might sound like it should go without saying, but some might not realize just how rude it is to help yourself to someone else’s food. If you’re hungry, let your host know, or suggest going out to eat. If you’re staying for a long time, your host will probably prepare and shop for food accordingly, but it’s a good idea to offer to bring or buy some groceries yourself. And if you came for dinner, eat what’s been prepared for you, and offer to bring a dish or wine to share. </p> <p>If you have a restricted diet, let your host know beforehand and prepare a dish to bring if it’s difficult to accommodate. Offer to help cook, and lend a hand with the dishes and cleanup. Countertops are absolutely one of those things you should be cleaning every day, regardless.</p> <p><strong>The windows or thermostat</strong></p> <p>Always let your hosts set the thermostat number – it’s their house, after all, and they’re the ones paying the bill for it. If you’re really too cold, a better option might be to ask to borrow a jumper, or extra blankets if you’ll be staying overnight. </p> <p>Too hot? Suggest an activity to help cool off, like going to a place with air conditioning. If you have a medical condition that makes you particularly sensitive to heat or cold, you should always inform your host ahead of time so you can make plans accordingly.</p> <p><strong>Drawers and cabinets</strong></p> <p>This one is definitely invasive of your host’s privacy. Don’t go rummaging for anything that’s not in plain sight or in the rooms your host is expecting you in. You might find it tempting to snoop, but the medicine cabinet is certainly off-limits.</p> <p><strong>Workspaces, mail, or bills</strong></p> <p>To go along with the last one, it’s always best to avoid snooping. In some homes, a guest bedroom might also double as a home office, so steer clear of using these spaces to store your things. You have no idea how they might have organised their things, so try to leave it as is. Not going through someone’s mail is basic manners!</p> <p><strong>Cigarettes or e-cigarettes </strong></p> <p>Unless your host is doing the same and gives you permission, you should never, ever start smoking a cigarette or e-cigarette in someone’s home. This rule is especially inflexible if there are children in the house. Not only can you expose them to the harmful ingredients and chemicals in cigarettes, but the effects – and the smell – can linger long after you’re gone. </p> <p>If you can’t wait, excuse yourself to go outside, and try to move away from doors and windows so it doesn’t waft into the house. Removing the cigarette and cigar smell is quite the cumbersome task. </p> <p><strong>The Wi-Fi</strong></p> <p>Try to refrain from asking for the Wi-Fi password unless you’re a long-term guest or a very frequent visitor. If you’re asking at the beginning of a dinner party, it’s sending the message that you’d rather be on your phone. 9 tricky ways to clean your house while you sleep

<p><strong>1. Soak a showerhead</strong></p> <p>Mineral deposits can clog a showerhead and affect its pressure over time. To clean, fill a plastic bag with vinegar. Place the bag around the showerhead, submerging it in the liquid.</p> <p>Secure the bag to the neck of the showerhead with a twist tie and leave overnight. The vinegar will break down the buildup by morning.</p> <p><strong>2. Remove stains on pots and pans </strong></p> <p>If a batch of cookies left your baking sheet gunky, let a dryer sheet clean it overnight. Place the sheet on the pan and fill with warm water.</p> <p>Cleaning agents in the dryer sheet will help loosen stuck-on grime and stains. In the morning, easily wipe off with a sponge.</p> <p><strong>3. Polish stove grates </strong></p> <p>Cleaning greasy, food-splattered stove burners can be a tiresome chore. Before you go to bed, seal each burner in a large plastic bag with ¼ cup of ammonia. </p> <p>The overnight soak will make it easy to wipe off the surface with a sponge the following day.</p> <p><strong>4. Banish rust on tools </strong></p> <p>If your rusty tools have seen better days, fill a tray with Coca-Cola. Submerge the tools, allow to soak overnight, and scrub clean with a stiff brush in the morning.</p> <p>The soda’s phosphoric acid will help loosen the gunk.</p> <p><strong>5. Eliminate wet messes </strong></p> <p>If your sofa or carpet became the victim of an icky, wet mess (say, vomit or urine), mix a paste of baking soda and water to soak it up.</p> <p>Use a spoon to spread the paste over the soiled area. Allow to dry overnight, then vacuum in the morning.</p> <p><strong>6. Descale a kettle </strong></p> <p>Limescale can build up from calcium carbonate deposits in water, leading to an off-white, chalky deposit in your kettle.</p> <p>To clean, cut a lemon into large slices, place in the kettle, and add water. Bring to a boil, then take the kettle off the heat and leave overnight.</p> <p>The lemon’s citric acid will loosen the limescale. Toss the fruit and water mixture in the morning and rinse before using your newly cleaned kettle.</p> <p><strong>7. Clean bath toys</strong></p> <p>To make grubby rubber duckies, boats, and other bath toys new again, mix one gallon warm water with ¾ cup vinegar. Soak the toys overnight. Rinse thoroughly and allow to air dry.</p> <p><strong>8. Make diamonds sparkle</strong> </p> <p>Quickly polish a diamond ring by filling a bottle cap with Windex. Soak the ring overnight and dry with a soft cloth in the morning to remove grime and add shine.</p> <p><strong>9. Remove red wine stains</strong></p> <p>If red wine marked up your favorite garment, sprinkle the stain with salt and cover with club soda. The salt absorbs the stain while the club soda’s carbonation and sodium helps lift it. Why is a messy house such an anxiety trigger for me and what can I do about it?

Have you walked in the door only to feel overloaded by scattered papers, unwashed dishes and clothes in disarray? Maybe you’ve even had arguments because it bothers you more than it bothers you partner or housemates.</p> <p>You’re not alone. Many people report a messy house can trigger feelings of <a href="https://journals.sagepub.com/doi/abs/10.1177/0146167209352864">stress</a> and <a href="https://www.sciencedirect.com/science/article/abs/pii/S0272494421000062?via%3Dihub">anxiety</a>.</p> <p>So why do clutter and chaos make some of us feel so overwhelmed? Here’s what the research says – and what you can do about it.</p> <h2>Cognitive overload</h2> <p>When we’re surrounded by distractions, our brains essentially become <a href="https://pubmed.ncbi.nlm.nih.gov/21228167/">battlegrounds</a> for attention. Everything competes for our focus.</p> <p>But the brain, as it turns out, <a href="https://psycnet.apa.org/record/1994-43838-001">prefers</a> order and “<a href="https://www.frontiersin.org/articles/10.3389/fnhum.2015.00086/full%22%22">singletasking</a>” over multitasking.</p> <p>Order helps reduce the competition for our attention and reduces mental load. While some people might be better than others at <a href="https://www.pnas.org/doi/full/10.1073/pnas.1523471113">ignoring distractions</a>, distractable environments can overload our cognitive capabilities and memory.</p> <p>Clutter, disorder and mess can affect more than just our cognitive resources. They’re also linked to our <a href="https://pubmed.ncbi.nlm.nih.gov/23907542/">eating</a>, <a href="https://www.sciencedirect.com/science/article/abs/pii/S0360132318307157?via=ihub">productivity</a>, mental health, <a href="https://www.tandfonline.com/doi/abs/10.1207/s15374424jccp3401_9">parenting</a> decisions and even our willingness to donate <a href="https://pubmed.ncbi.nlm.nih.gov/23907542/">money</a>.</p> <h2>Are women more affected than men?</h2> <p>Research suggests the detrimental effects of mess and clutter may be more pronounced in women than in men.</p> <p>One <a href="https://journals.sagepub.com/doi/10.1177/0146167209352864">study</a> of 60 dual-income couples found women living in cluttered and stressful homes had higher levels of cortisol (a <a href="https://pubmed.ncbi.nlm.nih.gov/19596045/#:%7E:text=After%2520controlling%2520for%2520the%2520individual,and%2520poor%2520self-rated%2520health.">hormone</a> associated with stress) and heightened depression symptoms.</p> <p>These effects remained consistent even when factors like marital satisfaction and personality traits were taken into account. In contrast, the men in this study seemed largely unaffected by the state of their home environments.</p> <p>The researchers theorised that women may feel a greater responsibility for maintaining the home. They also suggested the social aspect of the study (which involved giving home tours) may have induced more fear of judgement among women than men.</p> <p>We will all live with clutter and disorganisation to some degree in our lives. Sometimes, however, significant clutter problems can be linked to underlying mental health conditions such as <a href="https://beyondocd.org/information-for-individuals/symptoms/ocd-related-hoarding#:%7E:text=Examples%20of%20hoarding%20in%20the,are%20not%20needed%20any%20more">obsessive-compulsive disorder</a>, <a href="https://beyondocd.org/information-for-individuals/symptoms/ocd-related-hoarding#:%7E:text=Examples%20of%20hoarding%20in%20the,are%20not%20needed%20any%20more">hoarding disorder</a>, <a href="https://psychcentral.com/depression/messy-room-depression#does-it-exacerbate-symptoms">major depressive disorder</a>, <a href="https://www.sciencedirect.com/science/article/abs/pii/S0005796704000531">attention deficit hyperactivity disorder</a>, and <a href="https://www.sciencedirect.com/science/article/abs/pii/S0887618510001647">anxiety disorders</a>.</p> <p>This raises a crucial question: which came first? For some, clutter is the source of anxiety and distress; for others, poor mental health is the source of disorganisation and clutter.</p> <h2>Not all mess is a problem</h2> <p>It’s important to remember clutter isn’t all bad, and we shouldn’t aim for perfection. Real homes don’t look like the ones in magazines.</p> <p>In fact, disorganised spaces can result in increased <a href="https://pubmed.ncbi.nlm.nih.gov/23907542/">creativity</a> and elicit fresh insights.</p> <p>Living in constant disorder isn’t productive, but striving for perfectionism in cleanliness can also be counterproductive. Perfectionism itself is associated with feeling overwhelmed, anxiety and <a href="https://pubmed.ncbi.nlm.nih.gov/28026869/">poor mental health</a>.</p> <h2>Mess makes me anxious so what can I do about it?</h2> <p>It’s important to remember you have some agency over what matters to you and how you want to prioritise your time.</p> <p>One approach is to try to reduce the clutter. You might, for example, have a dedicated de-cluttering session every week. This may involve hiring a cleaner (if you can afford it) or playing some music or a podcast while tidying up for an hour with your other household members.</p> <p>Establishing this routine can reduce clutter distractions, ease your overall mental load and alleviate worry that clutter will spiral out of control.</p> <p>You can also try micro-tidying. If don’t have time for a complete cleanup, commit just five minutes to clearing one small space.</p> <p>If the clutter is primarily caused by other household members, try to calmly discuss with them how this mess is affecting your mental health. See if your kids, your partner or housemates can negotiate some boundaries as a household over what level of mess is acceptable and how it will be handled if that threshold is exceeded.</p> <p>It can also help to develop a self-compassionate mindset.</p> <p>Mess doesn’t define whether you are a “good” or “bad” person and, at times, it may even stimulate your <a href="https://pubmed.ncbi.nlm.nih.gov/23907542/">creativity</a>. Remind yourself that you deserve success, meaningful relationships and happiness, whether or not your office, home or car is a mess.</p> <p>Take comfort in <a href="https://journals.sagepub.com/doi/abs/10.1177/0013916516628178">research</a> suggesting that while disorganised environments can make us susceptible to stress and poor decision-making, your mindset can buffer you against these vulnerabilities.</p> <p>If clutter, perfectionism or anxiety has begun to seem unmanageable, talk with your GP about a referral to a <a href="https://psychology.org.au/psychology/about-psychology/what-is-psychology">psychologist</a>. The right psychologist (and you may need to try a few before you find the right one) can help you cultivate a life driven by values that are important to you.</p> <p>Clutter and mess are more than just visual nuisances. Little House on the Prairie star passes away

<p>Hersha Parady, renowned for her role in <em>Little House on the Prairie</em>, has passed away at the age of 78.</p> <p>According to a statement provided to <em>The Hollywood Reporter </em>by her son, Jonathan Peverall, Parady passed away at her residence in Norfolk, Virginia on Wednesday August 23. Her son had been actively seeking financial assistance before her demise, as Parady had been diagnosed with meningioma, a prevalent type of brain tumour.</p> <p>Peverall initiated a <a href="https://www.gofundme.com/f/helping-hersha" target="_blank" rel="noopener">GoFundMe campaign</a> with the intention of aiding his mother's escalating medical expenses. In a heartfelt plea on the fundraising page, he recounted how the illness had depleted her vitality, memory and vibrant demeanour, rendering her predominantly bedridden and struggling with day-to-day tasks.</p> <p>Relocating his mother to his own home, Peverall worked diligently to ensure she received the necessary medical attention. He emphasised that the associated costs extended beyond medical procedures, encompassing aspects such as moving expenditures, at-home nursing care and medical equipment.</p> <p>"While we contemplate a surgery to potentially ameliorate her condition, the path to recovery is an arduous one," he stated, acknowledging the substantial financial burden posed by these circumstances. Balancing a full-time job and caring for his three children added to the challenge, yet he reassured that they were providing the best care they could, regardless of external contributions.</p> <p>"Rest assured, we are taking care of her to the best of our ability, and we will continue to do so, regardless of any contributions made here," Peverall wrote. "This GoFundMe is about improving my Mom’s quality of life and giving her the support she needs during this difficult time. It's also about showing her that she is not alone in her fight.</p> <p>"Her family and friends have been here supporting her through everything, but there is only so much help she is willing to accept from the people she loves. My Mom has always been a fiercely independent woman, and asking for help isn't in her nature. That's why I'm stepping in to do it on her behalf."</p> <p>Peverall expressed his gratitude and urged supporters to rally around Parady, demonstrating that her on-screen "Little House" family was united in this battle, just as she had been a presence in their lives through the show.</p> <p>In an update dated August 1, Peverall shared that his mother had undergone a "successful" surgery. However, complications arose as Parady developed pneumonia during her recovery, leading to her admission to the intensive care unit. Unfortunately, her condition deteriorated to a point where she couldn't regain full consciousness. The medical team at the hospital launched an investigation into her condition.</p> <p>Peverall maintained ongoing communication with the medical professionals, seeking insights to guide the best decisions for her care. Despite the trying circumstances, he expressed hope and called upon others to remain optimistic.</p> <p>Parady embarked on her career in theater after graduating from Berea High School in 1963. Her journey took her to Los Angeles, where she secured a role opposite Jon Voight in a production of <em>A Streetcar Named Desire</em>. Subsequently, she transitioned to the silver screen, featuring in an episode of <em>Bearcats!</em>.</p> <p>However, it was in 1977 that Parady achieved widespread recognition for her portrayal of school teacher Alice Garvey in the fourth season of <em>Little House on the Prairie</em>. Appearing in 35 more episodes, her character, Alice, met a tragic end in season six, perishing in a fire. The actress also appeared in other shows including <em>Kenan & Kel</em>, <em>The Phoenix</em>, and <em>The Quest</em>, and movies like <em>The Break</em> and <em>The Babysitter's Seduction</em>.</p> <p>Parady is survived by her son Jonathan Peverall and her three grandchildren.</p> <p><em>Images: GoFundMe / Instagram</em></p>

The rental housing crisis is hurting our most vulnerable and demands a range of solutions (but capping rents isn’t one of them)

Prime Minister Anthony Albanese <a href="https://www.pm.gov.au/media/national-cabinet-meeting">says</a> increasing housing supply and affordability is the “key priority” for tomorrow’s national cabinet meeting.</p> <p>The crisis has impacts well beyond affordability. The rental sector is where the worst housing accommodates the poorest Australians with the worst health.</p> <h2>The unhealthy state of rental housing</h2> <p>Forthcoming data from the <a href="https://dataverse.ada.edu.au/dataverse/ahcdi">Australian Housing Conditions Dataset</a> highlight some of these parallel challenges:</p> <ul> <li> <p>it’s often insecure – the average lease is less than 12 months, and less than a third of formal rental agreements extend beyond 12 months</p> </li> <li> <p>rental housing quality is often very poor – 45% of renters rate the condition of their dwelling as “average, poor, or very poor”</p> </li> <li> <p>poor housing conditions put the health of renters at risk – 43% report problems with damp or mould, and 35% have difficulty keeping their homes warm in winter or cool in summer</p> </li> <li> <p>compounding these health risks, people with poorer health are over-represented in the rental sector. Renters are almost twice as likely as mortgage holders to have poorer general health.</p> </li> </ul> <p>Measures that potentially restrict the supply of lower-cost rental housing – such as rent caps – will <a href="https://papers.ssrn.com/sol3/papers.cfm?abstract_id=4253168">worsen these impacts</a>. More households will be left searching in a shrinking pool of affordable housing.</p> <h2>It’s all about supply</h2> <p>Fixing the rental crisis needs more than a single focus on private rental housing. The movement between households over time between renting and buying homes means the best solutions are those that boost the supply of affordable housing generally. No one policy can provide all the answers.</p> <p>Governments should be looking at multiple actions, including:</p> <ul> <li> <p>requiring local councils to adopt affordable housing strategies as well as mandating <a href="https://www.ahuri.edu.au/analysis/brief/understanding-inclusionary-zoning">inclusionary zoning</a>, which requires developments to include a proportion of affordable homes</p> </li> <li> <p>improving land supply through better forecasting at the national, state and local levels</p> </li> <li> <p>giving housing and planning ministers the power to deliver affordable housing targets by providing support for demonstration projects, subsidised land to social housing providers and access to surplus land</p> </li> <li> <p>boosting the recruitment and retention of skilled construction workers from both domestic and international sources.</p> </li> </ul> <h2>The biggest landlord subsidy isn’t helping</h2> <p>More than <a href="https://data.gov.au/data/dataset/taxation-statistics-2020-21/resource/ebbd32e3-4556-41e1-a8b9-33387457d518">1 million Australians</a> claim a net rent loss (negative gearing) each year. Even though negative gearing is focused on rental investment losses, it is not strictly a housing policy as it applies to many types of investment.</p> <p>The impact of negative gearing on the housing system is untargeted and largely uncontrolled. As a result, it’s driving outcomes that are sometimes at odds with the need to supply well-located affordable housing.</p> <p>The most impactful action the Australian government could take to deliver more affordable rental housing nationwide would involve refining negative-gearing arrangements to boost the supply of low-income rentals. These measures may involve</p> <ul> <li>limiting negative gearing to dwellings less than ten years old</li> <li>introducing a low-income tax credit scheme similar to the one in the United States.</li> </ul> <p>We can learn much from the US, where the Low-Income Housing Tax Credit (<a href="https://www.huduser.gov/portal/datasets/lihtc.html">LIHTC</a>) scheme subsidises the acquisition, construction and renovation of affordable rental housing for tenants on low to moderate incomes. Since the mid-1990s, the program has supported the construction or renovation of about 110,000 affordable rental units each year. That adds up to over <a href="https://www.taxpolicycenter.org/briefing-book/what-low-income-housing-tax-credit-and-how-does-it-work">2 million units</a> at an estimated annual cost of US$9billion (A$13.8billion).</p> <p>This scheme is much less expensive per unit of affordable housing delivered than Australia’s system of negative gearing.</p> <p>Closer to home, the previous National Rental Affordability Scheme showed the value of targeted financial incentives in encouraging affordable housing. This scheme, available to private and disproved investors, generated positive outcomes for tenants. The benefits included better health for low-income tenants who were able to moved into quality new housing.</p> <p>A <a href="https://cityfutures.ada.unsw.edu.au/documents/81/Next_moves_report.pdf">raft</a> of <a href="https://apo.org.au/node/260431">evaluations</a> have <a href="https://www.ahuri.edu.au/research/final-reports/267">demonstrated</a> the achievements of this scheme.</p> <h2>Crisis calls for lasting solutions</h2> <p>Short-term measures such as rent caps or eviction bans will not provide a solution in the near future or even the medium or long term. Instead, these are likely to worsen both the housing costs and health of low-income tenants.</p> <p>Reform focused on ongoing needs is called for. Solutions that can be implemented quickly include the tighter targeting of negative gearing and the introduction of a low-income housing tax credit.</p> <p>Talking about change, as the national cabinet is doing, will begin that process of transformation, but it must be backed up by a range of measures to boost the supply of affordable housing. This, in turn, will improve the housing market overall as affordable options become more widely available.<!-- Below is The Conversation's page counter tag. What do the different colours of mould mean in my house?

<p><a href="https://theconversation.com/profiles/michael-taylor-228803">Michael Taylor</a>, <em><a href="https://theconversation.com/institutions/flinders-university-972">Flinders University</a></em></p> <p>You may be interested (or possibly horrified) to discover you ingest and inhale thousands of tiny life forms on a daily basis.</p> <p>The air and surfaces around you are home to multitudes of <a href="https://www.sciencedirect.com/science/article/abs/pii/B978012394805200004X">bacteria, fungi, viruses</a>, mites, algae and <a href="https://www.sciencedirect.com/science/article/abs/pii/S0043135400004206">protozoa</a>. Your skin isn’t much better, with a complex ecosystem of organisms called commensals which aren’t necessarily good or bad, but will shift in their composition depending on <a href="https://www.nature.com/articles/nature11053">where you live</a>, <a href="https://www.mdpi.com/2079-9284/6/1/2">the products you use</a> and <a href="https://elifesciences.org/articles/458">the pets you have</a>.</p> <p>Most of these creatures are generally undetectable due to their microscopic size and low concentrations. But when they find a niche they can exploit, you might notice them by their smell, or the appearance of unwanted staining and colour changes. A lot of this fungal growth is what we call mould.</p> <p>We’ve all been disappointed in ourselves at one time or another, lifting a neglected orange out of the fruit bowl to discover the bottom half is covered in a velvety blue-green growth.</p> <p>But what do the myriad colours that appear on our stuff tell us about the world we try not to think about?</p> <h2>Black</h2> <p>Often black staining is quite a disturbing occurrence. The concept of toxic black mould is one many people have become aware of due to <a href="https://theconversation.com/fungi-after-the-floods-how-to-get-rid-of-mould-to-protect-your-health-111341">flood impacts</a>.</p> <p>A quick online search will likely terrify you, but not all black discolouration is due to the same organisms, and almost none of it will outright cause you harm.</p> <p><em>Stachybotrys</em> is the one known as toxic black mould. The organism that <a href="https://www.sciencedirect.com/science/article/abs/pii/S0168160512000852">gives us blue cheese</a> and the antibiotic penicillin is also responsible for producing a dense growth of mould that almost looks like smoke when disturbed, spreading millions of spores onto the rest of your fruit bowl.</p> <p><em>Penicillium</em> is a big group with <a href="https://www.sciencedirect.com/science/article/pii/S0166061620300129">hundreds of species</a>, ranging from recognised pathogens to species yet to be named. In fact, some need exposure to light – and ultraviolet (UV) light in particular – to complete their life cycle.</p> <p>Many plant pathogens use UV light exposure as a trigger to produce their spores, and then protect their DNA by <a href="https://link.springer.com/article/10.1134/S0003683814020094">hiding it behind melanin-containing shells</a>.</p> <p><em>Stemphylium</em> and <em>Epicoccum</em> turn up in our homes from time to time, often hitching a ride on natural fibres such as jute, hemp and hessian. Often we try to convince ourselves if we just cut off the bad bit, we can still salvage lunch.</p> <p>Sadly that’s not the case, as the roots of the fungi – collectively called mycelium – spread through the food, digesting and collecting sufficient nutrients to pop out a series of tiny fruiting bodies which produce the coloured spores you see.</p> <p>The green tuft is often from a group of fungi called <em>Aspergillus</em>. Under the microscope they look rather like the puffy top of a dandelion gone to seed.</p> <p>Like <em>Penicillium</em>, <em>Aspergillus</em> is another big fungal group with lots of species that turn up virtually in every environment. It also occasionally turns up on wet cement sheet, causing splotchy violet patches. <em>Fusarium</em> makes large, sticky, moon-shaped spores that have evolved to spread by rain splashes and hang onto plants. However, it is fairly bad at getting airborne and so doesn’t tend to spread very far from where it’s growing.</figure> <p>Finally in this category, that pink scum that turns up around bathroom taps or in the shower? It’s actually a bacterium called <em>Serratia</em>. One of these was hyaline and non-hyaline, essentially referring to transparent and coloured, respectively.</p> <p>One of the interesting non-pigmented moulds you may well catch sight of is a thing called <em>Isaria farinosa</em> (“farinosa” being Latin for “floury”). Clever ways to reuse dryer lint around the house

<h2>Start a fire</h2> <p>Dryer lint is flammable, which is why we’re urged to clean out the trap after each load of laundry. Collect it in a sealed jar to use as tinder the next time you start a fire in your backyard fire pit. For a self-contained fire starter, stuff cardboard toilet paper rolls with lint.</p> <h2>Use as mulch</h2> <p>You can add dryer lint as a mulch around potted plants as long as you’re not using dryer sheets, which may leave an unwanted chemical residue.</p> <h2>Prevent erosion</h2> <p>When spread out and dampened with water, dryer lint can form a barrier to protect soil from erosion. If you don’t like the look of soggy lint, use the lint as an under-layer and cover with decorative stones.</p> <h2>Discourage weeds</h2> <p>Just like a thick layer of lint can prevent erosion, a base of dryer lint can prevent weeds as well. Use it as a substitute for landscape fabric and top with a decorative mulch.</p> <h2>Add to compost</h2> <p>Lint from natural fibres like cotton and wool is biodegradable, so you can add it to the compost pile as a source of carbon.</p> <h2>Oil down tools</h2> <p>Use a clump of dryer lint to apply linseed oil to wooden-handle tools to keep them from cracking, and to metal parts (after cleaning) to keep them from rusting. Then toss the lint in the garbage.</p> <h2>Line garden containers</h2> <p>Line the bottom of a plant pot with dryer lint to keep soil from spilling out the drainage hole. The lint layer will also act as a blotter, soaking up extra moisture and making it available for the roots later. When your house has a (disturbing) history, what should buyers be told about its ‘past’?

You have moved in and, during a friendly chat with the neighbours, you find out the property had been the <a href="https://www.abc.net.au/news/2018-07-07/what-is-stigmatised-property-and-what-are-your-rights/9911608">scene of a serious crime</a> or <a href="https://www.aicnsw.com.au/our-dream-house-was-a-meth-lab/">used to manufacture</a> methamphetamine.</p> <p>How would you react? Is this something you would want to have known prior to the sale? If you had known, would this have affected you decision to buy the property? And was the real estate agent or vendor <a href="https://www.domain.com.au/news/what-do-agents-have-to-reveal-about-a-home8217s-history-20170810-gxcm5k/">under any obligation</a> to let you know?</p> <p>In most cases, the answer is (somewhat surprisingly to buyers) “no”. However, amendments to Victoria’s Sale of Land Act 1962 <a href="https://www.consumer.vic.gov.au/latest-news/sale-of-land-changes-in-effect-legislation-update">have now broadened the matters</a> that must be disclosed to buyers prior to a sale, including where a serious crime has occurred. Renters who find they have entered into a stigmatised property must resort to the consumer protection laws discussed below.</p> <h2>Why were the laws required?</h2> <p>The ancient doctrine of <em>caveat emptor</em> (let the buyer beware) still impacts on real estate transactions. It means the buyer bears the responsibility of making their own enquiries about the property.</p> <p>Property inspections are usually confined to the physical condition of the property. While it would be possible, at least theoretically, to arrange for a person to investigate its “background”, this can be a difficult process, especially if such information is concealed or hard to come by.</p> <p>As a result, each state and territory has introduced laws that provide for some level of disclosure to the buyer during the conveyancing process. The extent of disclosure required and the nature of matters that must be disclosed varies from jurisdiction to jurisdiction.</p> <p>Furthermore, section 18 of the Australian Consumer Law <a href="http://classic.austlii.edu.au/au/legis/cth/consol_act/caca2010265/sch2.html#_Toc32223214">considers conduct</a> as misleading or deceptive where a matter is not disclosed but, in the circumstances, there is a reasonable expectation it would be.</p> <p>The problem is that while disclosure may be required in matters involving, for example, a structural fault or a road-widening proposal, such information is confined to physical issues affecting the property.</p> <p>However, what happens when the matter involves not a physical defect but a psychological or stigmatising one, such as a murder, for example? Such information may be of considerable importance to potential buyers who, for personal or religious reasons, would find living in a property where such an event occurred intolerable. On a more mercenary note, the impact on resale value of the property <a href="http://journalarticle.ukm.my/7237/1/115-293-1-PB.pdf">could be significant</a>.</p> <h2>The nature of ‘stigmatised’ property</h2> <p>Concern about the effect of stigma on property is not a recent phenomenon. Courts in several jurisdictions, including Australia, <a href="https://api.research-repository.uwa.edu.au/portalfiles/portal/1218611/3632_3632.pdf">have had to grapple</a> with buyers who had discovered, after purchase, that the property had been the scene of a serious crime or criminal activity, a suicide had occurred, persons had been suffering from certain illnesses, or a sex offender lived nearby.</p> <p>In one case a young man had murdered his parents and sister in their Sydney home. The property was later sold to a young couple. After discovering the tragic events that had occurred in the home, they sought to withdraw from the sale on religious grounds.</p> <p>There was a <a href="https://www.theage.com.au/national/estate-agents-fined-over-triple-murder-house-20041220-gdz86g.html">significant amount of criticism</a> of the real estate agent for not informing the buyers about what had occurred there. After considerable public pressure and an investigation by the NSW Office of Fair Trading, the contract was set aside.</p> <p>On a more ethereal note, there have been a series of cases in the United States where buyers have sought, in some cases successfully, to have a sale rescinded <a href="http://zillow.mediaroom.com/2019-10-29-Selling-a-Haunted-House-Heres-What-You-Need-to-Know">because the house</a> was (allegedly) haunted or the subject of <a href="https://casetext.com/case/stambovsky-v-ackley">paranormal activity</a>.</p> <h2>Disclosure laws regarding stigma</h2> <p>The Victorian legislation clarifies obligations for estate agents and vendors regarding <a href="https://www.consumer.vic.gov.au/latest-news/sale-of-land-changes-in-effect-legislation-update">the disclosure of “material facts”</a>.</p> <p>In summary, an estate agent or vendor cannot knowingly conceal any material facts about a property when selling land. The legislation is supported by guidelines that clarify the nature of a material fact. This includes circumstances where, during the current or previous occupation, the property was the scene of a serious crime or an event that may create long-term potential risks to the health and safety of occupiers of the land.</p> <p>Specific examples include extreme violence such as a homicide, the use of the property for the manufacture of substances such as methylamphetamine, or a defence or fire brigade training site involving the use of hazardous materials. Relevant factors can include the reaction of other potential buyers to the fact, including their willingness to buy in light of the revelation.</p> <p>Significant penalties and even imprisonment await vendors and real estate agents who do not comply.</p> <h2>Will the laws work?</h2> <p>As with any new legislation, we will have to wait and see how this plays out. However, some preliminary comments can be made.</p> <p>First, it will be interesting to see how the term “knowingly” is interpreted. Could an agent or vendor avoid the provisions if they merely suspect an issue but do not look further into it? The term “wilful blindness” comes to mind.</p> <p>Second, a fact can be material in either a general or a specific sense. The general sense seems straightforward, as it refers to information most people would consider when deciding whether to buy a property.</p> <p>However, how serious must a crime be to be material? What if the situation involves cultivation of marijuana rather than a more egregious substance?</p> <p>More complex is where a material fact may be of importance to a specific buyer but not buyers generally. For example, in the case discussed above, the buyers’ religion made it impossible for them to live in a home where a violent murder had occurred. Our cemeteries face a housing crisis too. 4 changes can make burial sustainable

What many people don’t realise is that there’s another, less visible housing crisis. Australia’s urban cemeteries are <a href="https://theconversation.com/housing-the-dead-what-happens-when-a-city-runs-out-of-space-70121">running out of space</a> to house the dead.</p> <p>In Sydney, for example, a <a href="https://www.cemeteries.nsw.gov.au/sites/default/files/2023-01/Statutory-Review-of-the-Cemeteries-Crematoria-Act.pdf">2020 report</a> found all of the city’s existing public cemeteries would be full by 2032. This will leave the communities they serve without a place to bury their dead.</p> <p>We know how to solve this crisis. A few key changes can make Australia’s cemeteries more sustainable and viable for generations to come.</p> <p>But these changes require political will to act. That’s because the solutions involve changes to the state-based laws that govern cemeteries. We can start with Victoria’s <a href="https://www.health.vic.gov.au/cemeteries-and-crematoria/cemeteries-and-crematoria-regulations-2015">Cemeteries and Crematoria Regulations 2015</a>, which must be updated by 2025.</p> <h2>Make renewable grave tenure the default option</h2> <p>Most Australians <a href="https://theconversation.com/losing-the-plot-death-is-permanent-but-your-grave-isnt-33459">assume graves last forever</a>. This system of perpetual tenure is mandatory in Victoria and the ACT. It’s the (near-universal) default in New South Wales, Queensland and Tasmania.</p> <p>But this system makes our burial space a “single use” resource. Overseas, perpetual tenure is the exception rather than the rule. Almost all <a href="https://www.talkdeath.com/cemetery-overcrowding-leading-europe-recycle-burial-plots/">European</a> and <a href="https://theconversation.com/lack-of-burial-space-is-changing-age-old-funeral-practices-and-in-japan-tree-burials-are-gaining-in-popularity-161323">East Asian countries</a> have limited tenure for burial, or actively encourage cremation.</p> <p>Where grave renewal occurs in Australia, it happens a long time after burial, typically between 25 and 99 years. By this time, the physical remains of the grave’s previous occupant have significantly degraded. Any remnants are preserved in an ossuary or dug deeper into the soil.</p> <p>Cemeteries in South Australia and Western Australia already have renewable grave tenure. Families have an option to extend tenure, should they wish to do so.</p> <p>By making renewable tenure the default option across Australia, cemeteries will greatly increase future capacity. If all of Sydney’s public cemeteries adopted a 35-year renewable tenure system, for example, it has <a href="https://www.cemeteries.nsw.gov.au/sites/default/files/2023-01/Statutory-Review-of-the-Cemeteries-Crematoria-Act.pdf">been estimated</a> the city’s burial needs over the next 99 years would require 38% less land.</p> <figure><iframe src="https://www.youtube.com/embed/zysuo1Pw-2w?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe><figcaption><span class="caption">One of Perth’s major cemeteries is redeveloping existing burial grounds in response to running out of space.</span></figcaption></figure> <h2>Create dedicated natural burial grounds</h2> <p>One simple, more environmentally friendly option is “<a href="https://www.gmct.com.au/services/natural-burials">natural burial</a>”. Natural burial eschews embalming, caskets made from hardwood or metal, and monumental headstones. Instead, the body is buried in biodegradable materials, such as wicker or cardboard.</p> <p>Green burial grounds are popular in the United Kingdom and Europe. They require less irrigation and maintenance. They also offer <a href="https://theecologist.org/2019/jan/14/case-natural-burial">a way to conserve natural woodlands</a> and so help foster biodiversity.</p> <p>Some Australian cemeteries offer <a href="https://smct.org.au/murrun-naroon-natural-burials">natural burial as an option</a> next to traditional grave plots. There are, however, few dedicated natural burial grounds. Legislating natural burial grounds as distinct entities will allow specific regulations that give priority to regular grave renewal and positive environmental impact.</p> <p>Natural burial grounds may also make “better neighbours” than traditional cemeteries if communities are going to be <a href="https://www.abc.net.au/news/2023-01-23/sydney-is-running-out-of-burial-space/101881570">asked to live alongside new cemeteries</a>. Overcoming resistance to new cemetery developments is essential to secure future burial capacity.</p> <h2>Legalise alternative disposal methods</h2> <p>We are all familiar with burial and cremation. But what about dissolving bodies in an alkaline solution – known as “<a href="https://www.smithsonianmag.com/innovation/could-water-cremation-become-the-new-american-way-of-death-180980479/">water cremation</a>” or “alkaline hydrolysis” – or transforming them into compost (“natural organic reduction”)?</p> <p>These options have <a href="https://theconversation.com/life-after-death-americans-are-embracing-new-ways-to-leave-their-remains-85657">robust environmental credentials</a>. They require less space than burial, as they produce portable remains in the form of ashes or soil. <a href="https://www.bbc.com/news/world-us-canada-64140571">Several US states</a> now permit these options.</p> <p>In most of Australia, these options exist in a legal grey area. In <a href="https://content.legislation.vic.gov.au/sites/default/files/2020-04/03-80aa034%20authorised_0.pdf">Victoria</a>, authorisation must be sought from the Department of Health to dispose of a body other than by burial or cremation. Queensland has no comprehensive cemeteries legislation, and thus no guidance on the legality of these alternatives.</p> <p><a href="https://legislation.nsw.gov.au/view/pdf/asmade/sl-2011-568">New South Wales</a> legalised water cremation (but not natural organic reduction) in 2011. The state now has two such facilities.</p> <p>Other states and territories should follow NSW in explicitly legalising viable alternative disposal methods. This will ease pressure on cemeteries and provide greater choice to families.</p> <h2>Invest in cemeteries as multi-use green spaces</h2> <p>Current regulatory frameworks emphasise the cemetery as a space of sombre reflection and remembrance. <a href="https://content.legislation.vic.gov.au/sites/default/files/2020-07/15-59sra003%20authorised.pdf">Victoria</a>, for example, prohibits a wide range of activities, including dancing, fishing and sport.</p> <p>However, as <a href="https://www.acf.org.au/natural_solutions_needed_for_our_overheating_cities">green space becomes scarce</a> in Australia’s major cities, public opinion and current practices are falling out of alignment with such regulations. In a <a href="https://theconversation.com/visions-of-future-cemeteries-5-models-and-how-australians-feel-about-them-149150">recent national survey</a>, two-thirds of respondents disagreed with the sentiment that cemeteries were solely spaces for memorialisation. They supported the use of cemeteries as public green space.</p> <p>Historic cemeteries, where new burials and visits are rare, offer even greater potential as multi-use public space. In <a href="https://www.sciencedirect.com/science/article/pii/S1618866722001418">cities overseas</a>, jogging, walking the dog and picnics are common in these cemeteries.</p> <p>Australia is yet to feel the full effects of the impending crisis of cemetery space. 11 polite habits house cleaners secretly hate – and what to do instead

<p><strong>The dos and don'ts of cleaning etiquette</strong></p> <p>Housekeepers are like lawyers. They see you at your worst – yes, mostly your home, but you too – and keep their lips sealed. With a cleaning confidante like that, it’s only natural to want to do little things to show your appreciation, like asking about their lives or even helping them clean. But despite your good intentions, these kind gestures can sometimes miss the mark.</p> <p>The house cleaners we spoke with revealed tales of extra (dirty) work they were “trusted with” but didn’t want to do, “helpful” cleaning tips that weren’t actually helpful and little etiquette mistakes that simply sucked time from what you hired them to do: clean your house. To be fair, there aren’t any hard-and-fast etiquette rules on this topic. That’s why we asked cleaning experts to give us the inside scoop on some of the thoughtful things people do that drive them crazy – and what to do instead.</p> <p><strong>Cleaning before they arrive</strong></p> <p>You may truly believe you’re helping by cleaning before your housekeeper arrives, and maybe you are. It depends on what you mean by cleaning. If you’re quickly passing a mop over a grimy kitchen floor or wiping your granite benchtops with a wet sponge and not drying them, cleaning pros say, “Thanks, but no thanks.” With the grime now further embedded into the floor or streaks on the countertops, it could actually take them more time to fix your mistake. And at the very least, they’ll have to duplicate your work anyway.</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: focus on the clutter. “Taking things off the counters and clearing the floors can help us work much faster, and that means a better cleaning for the same amount of money,” says housecleaner, Gretchen Boyd. “Clear the clutter for a better clean, but leave the scrubbing to us!”</p> <p><strong>Talking to them while they're cleaning</strong></p> <p>After a while, your housekeeper becomes more like a friend. You ask them about their lives and their families, and they certainly know all about yours. It would be rude not to talk to them while they’re there. Plus, they’re doing all the tasks you don’t want to do, so the least you could do is make things less boring with a little chitchat, right? Nope! In fact, that ‘entertaining’ chitchat can really mess with their cleaning schedule.</p> <p>“Once, a client wanted to discuss a personal issue with me while I was cleaning their home. I was happy to listen, but it extended my cleaning time by about 15 to 20 minutes,” says cleaner Laura Avila.  “I enjoy getting to know my clients, but it’s important to keep in mind that my priority is to provide them with a clean space, and conversations can sometimes hinder that goal.”</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: spend a few minutes chatting when your housekeeper arrives, then let them get to work. “What I really appreciate is when clients give me some space to work in silence or maybe put on some music that we can both enjoy without having to chat the whole time,” says Avila. “That way, I can focus on doing a great job and getting everything cleaned up efficiently.”</p> <p><strong>Following them around while they work</strong></p> <p>You’re not hovering; you’re keeping them company. Nope, sorry – you’re hovering. Even if you think you’re being polite by showing an interest in their work or keeping them company, this polite gesture rarely comes across as you’re hoping. Instead, house cleaners say that having someone watching them while they scrub and scour the shower gives the impression that the client doubts if their cleaner even knows how to clean the bathroom at all. And having someone watching your every move can be distracting and unnerving.</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: “I prefer when clients let me work on my own,” says Avila. If you have specific requests or concerns, talk them over when your housekeeper first arrives. Checking on progress or asking questions is fine, but minimise those types of interactions. That way, they can focus on doing the amazing job that you want them to do.</p> <p><strong>Offering agency workers extra pay for extra work </strong></p> <p>Who wouldn’t like to make some extra cash easily? Customers who go through an agency may think they are helping their house cleaner by offering extra payment for work that isn’t in the contract. What they don’t realise is that this may actually be against company policy, and their house cleaner could get in trouble. Beyond that, because professional cleaners allocate a set amount of time for each job, doing that additional chore could cause them to run late to their other clients’ homes, says Rachel Rios, a cleaning professional. All this also puts the cleaner in the awkward position of having to say no and disappoint the client.</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: talk to the agency ahead of time if you have a special request. Agree upon any additional charges it may incur, as well as when the cleaning will take place.</p> <p><strong>Giving vague instructions</strong></p> <p>Sometimes, clients feel like giving too many instructions will insult the cleaning pro – after all, this is their job. Or they figure the cleaner knows to include tasks like cleaning ceiling fans and windows in their weekly routine, so they casually say something like: “Clean the living room.” The problem? Without specific instructions on which areas of the house to clean, which surfaces to focus on or what kind of cleaning products to use, a house cleaner is not sure what exactly needs to be done.</p> <p>There may also be confusion about whether “cleaning” entails a thorough wipe-down or a deep-clean. “Each client has different preferences and expectations,” says Hugo Guerrero, a certified house cleaning technician, “so it’s important to communicate clearly.”</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: provide a list with specific details about how each task should be completed. “Be specific,” says Guerrero. “That way, there are fewer misunderstandings and more satisfactory cleaning jobs.”</p> <p><strong>Moving items before they arrive</strong></p> <p>You might think you’re helping your house cleaner by moving sculptures, photographs, vases and other home accessories off table tops and shelves. But this ends up creating more work for them, as well as confusion. After all, now they don’t know where these items belong – and where they should put them once they’re clean. They might also knock them over if you put them in a strange spot or accidentally break them while moving them back in place.</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: leave everything in its original position, and let the cleaners move the items themselves. “Doing so makes it easier for the cleaner, who is used to cleaning a certain way,” says Ahmad Jamal, a cleaning expert with Cleaners Advisor. “When clients move items around, I may need to move things back to their original place in order to clean properly.” Plus, those decorative items need to be dusted and cleaned as well, and there’s a specific way to do that. If you need anything in particular moved, let your cleaner know in advance.</p> <p><strong>Pre-soaking the shower or tub with bleach</strong></p> <p>Clients who don’t really know how to clean a bathtub the right way may think it’s helpful to pre-soak the shower or bathtub with bleach, but this can actually be incredibly dangerous for your house cleaner. If the area is not rinsed thoroughly, it could result in a chemical reaction with the cleaning supplies the cleaning pro is using in your bathroom. For example, when bleach mixes with ammonia, it produces an odourless, toxic gas that can cause respiratory distress and even death.</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: “If you do decide to do any pre-cleaning before your house cleaner arrives, communicate which chemicals you used and where,” says Toby Schulz, CEO of Maid2Match in Australia. “And please remember to make sure the room is well ventilated.”</p> <p><strong>Leaving a key with a neighbour </strong></p> <p>Sometimes scheduling conflicts arise, and you need to arrange for your house cleaner to get a key to your home. Of course, you don’t want to cancel at the last minute and totally upend your cleaning pro’s schedule, and this is a good solution. Well, it is when it goes off without a hitch … which rarely happens. What if the neighbour isn’t home or doesn’t hear the doorbell?</p> <p>“This never seems to quite work as planned,” says cleaner, Olive Cantor. “Plus, the entire cleaning job runs late, and that can impact not only our client’s cleaning but also our entire day.”</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: work out a mutually agreeable option, like bringing your key to your house cleaner earlier in the day or hiding it away in an uncommon place like under a driveway paver. If you’re looking for a more permanent solution, you might want to invest in a smart lock that lets you provide an employee with “digital keys” that work just for that day.</p> <p><strong>Providing your own cleaning products and tools</strong></p> <p>It’s a nice gesture to want to provide everything your house cleaner needs so it’s all right there waiting for them and they don’t have to lug it to your house every week. But insisting on the wrong tools and products can actually make the job harder, especially when you leave out all those items to “help.”</p> <p>“This [makes] it hard to find my way around and determine the right way to clean each surface,” says Jenna Shaughnessy, a former professional house cleaner who’s currently a home decor and DIY expert. “While you may have excellent intentions, it might make cleaning harder and take more time.”</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: communicate your preferences in advance (like, maybe you only want natural cleaning products or your kid is allergic to a certain scent), and then discuss your house cleaner’s preferences as well. They’re the pros, after all, and they know what’s good! Perhaps they find a certain vacuum to be more effective or love a product that cuts their work time in half.</p> <p>You can also discuss whether they would like you to stock up on these items for them or if they would prefer to bring their own supplies. “That way,” says Avila, “I can be sure that I’m using things I’m familiar with and that I know will work well for the job.”</p> <p><strong>Offering 'helpful advice' while they're working</strong></p> <p>It’s your home, and it has some quirks. To be fair, so do you. And you know your house cleaner wants to do the job to your specifications, so if you happen to be in the same room and notice they could be doing something differently, you might want to offer your two cents, whether it’s about the best way to clean that tricky oven rack or how to scrub the stainless steel sink. But truly, resist the urge.</p> <p>Lauren Doss, owner of a cleaning business, notes that all the stopping, starting and direction-giving makes it difficult to work efficiently. With one client who wanted things done a very specific way and kept interjecting as she worked, Doss says it “added a lot of time to the job, as I had to double-check each step with them.” Not to mention that this behaviour shows a lack of trust, even if you aren’t quite as intrusive as that client was.</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: Provide clear instructions to your cleaner before they start working, then let them do their job. “It’s important for clients to trust their housekeeping professionals and allow them to work without interference,” says Doss. “If there’s a problem, offer constructive criticism rather than nitpicking.”</p> <p><strong>Not wanting to burden your house cleaner with other home problems </strong></p> <p>House cleaners don’t need to know tiny details about every maintenance issue in your house. Too much information! However, let’s be clear: they sure appreciate your telling them about problems that affect their job. A burned-out bulb in the fridge is not important … but a clogged toilet definitely is.</p> <p>And that’s not the only potential issue here. “I had one client who failed to tell me that the door on their second oven was loose,” recounts Cantor. “I went to open the oven to clean it, and off came the door! Not only was that scary – and potentially dangerous – but I was then worried that I was the one who broke it.”</p> <p><span style="text-decoration: underline;"><em>Do this instead</em></span>: let your house cleaner know if something they are going to be cleaning or using is broken. If you won’t be home when your house cleaner arrives, leave sticky notes on problem places. A brief history of the mortgage, from its roots in ancient Rome to the English ‘dead pledge’ and its rebirth in America

<p>The average interest rate for a new U.S. <a href="https://www.cbsnews.com/news/home-loan-mortgage-interest-rate-7-percent-highest-since-2001/">30-year fixed-rate mortgage topped 7% in late October 2022</a> for the first time in more than two decades. It’s a sharp increase from one year earlier, when <a href="https://www.valuepenguin.com/mortgages/historical-mortgage-rates">lenders were charging homebuyers only 3.09%</a> for the same kind of loan. </p> <p>Several factors, including <a href="https://www.nerdwallet.com/article/mortgages/fed-mortgage-rates">inflation rates and the general economic outlook</a>, influence mortgage rates. A primary driver of the ongoing upward spiral is the <a href="https://abc7chicago.com/fed-interest-rate-decision-today-hike-federal-reserve-meeting-november/12408055/">Federal Reserve’s series of interest rate hikes</a> intended to tame inflation. Its decision to increase the benchmark rate by <a href="https://www.federalreserve.gov/newsevents/pressreleases/monetary20221102a.htm">0.75 percentage points on Nov. 2, 2022</a>, to as much as 4% will propel the cost of mortgage borrowing even higher.</p> <p>Even if you have had mortgage debt for years, you might be unfamiliar with the history of these loans – a subject I cover <a href="https://scholar.google.com/citations?user=KVv47noAAAAJ&amp;hl=en&amp;oi=ao">in my mortgage financing course</a> for undergraduate business students at Mississippi State University.</p> <p>The term dates back to <a href="https://www.english-heritage.org.uk/learn/story-of-england/medieval/">medieval England</a>. But the roots of these legal contracts, in which land is pledged for a debt and will become the property of the lender if the loan is not repaid, go back thousands of years.</p> <h2>Ancient roots</h2> <p>Historians trace the <a href="https://www.kingjamesbibleonline.org/Nehemiah-5-3/">origins of mortgage contracts</a> to the reign of King Artaxerxes of Persia, who ruled modern-day Iran in the fifth century B.C. The Roman Empire formalized and documented the legal process of pledging collateral for a loan. </p> <p>Often using the <a href="https://www.biblegateway.com/passage/?search=John%202%3A13-16&amp;version=NIV">forum and temples as their base of operations</a>, mensarii, which is derived from the word mensa or “bank” in Latin, would set up loans and charge <a href="https://www.biblegateway.com/passage/?search=John%202%3A13-16&amp;version=NIV">borrowers interest</a>. These government-appointed public bankers required the borrower to put up collateral, whether real estate or personal property, and their agreement regarding the use of the collateral would be handled in one of three ways. </p> <p>First, the <a href="https://www.merriam-webster.com/dictionary/fiducia">Fiducia</a>, Latin for “trust” or “confidence,” required the transfer of both ownership and possession to lenders until the debt was repaid in full. Ironically, this arrangement involved no trust at all.</p> <p>Second, the <a href="https://www.merriam-webster.com/dictionary/pignus">Pignus</a>, Latin for “pawn,” allowed borrowers to retain ownership while <a href="https://scholarship.law.upenn.edu/cgi/viewcontent.cgi?referer=https://www.google.com/&amp;httpsredir=1&amp;article=1684&amp;context=penn_law_review">sacrificing possession and use</a> until they repaid their debts. </p> <p>Finally, the <a href="https://legaldictionary.lawin.org/hypotheca/">Hypotheca</a>, Latin for “pledge,” let borrowers retain both ownership and possession while repaying debts. </p> <h2>The living-versus-dead pledge</h2> <p><a href="https://www.britannica.com/biography/Claudius-Roman-emperor">Emperor Claudius</a> brought Roman law and customs to Britain in A.D. 43. Over the next <a href="https://www.english-heritage.org.uk/learn/story-of-england/romans/">four centuries of Roman rule</a> and the <a href="https://www.english-heritage.org.uk/learn/story-of-england/early-medieval/">subsequent 600 years known as the Dark Ages</a>, the British adopted another Latin term for a pledge of security or collateral for loans: <a href="https://worldofdictionary.com/dict/latin-english/meaning/vadium">Vadium</a>.</p> <p>If given as collateral for a loan, real estate could be offered as “<a href="https://www.merriam-webster.com/dictionary/vadium%20vivum">Vivum Vadium</a>.” The literal translation of this term is “living pledge.” Land would be temporarily pledged to the lender who used it to generate income to pay off the debt. Once the lender had collected enough income to cover the debt and some interest, the land would revert back to the borrower.</p> <p>With the alternative, the “<a href="https://www.merriam-webster.com/dictionary/mortuum%20vadium">Mortuum Vadium</a>” or “dead pledge,” land was pledged to the lender until the borrower could fully repay the debt. It was, essentially, an interest-only loan with full principal payment from the borrower required at a future date. When the lender demanded repayment, the borrower had to pay off the loan or lose the land. </p> <p>Lenders would keep proceeds from the land, be it income from farming, selling timber or renting the property for housing. In effect, the land was <a href="https://www.jstor.org/stable/pdf/1321129.pdf">dead to the debtor</a> during the term of the loan because it provided no benefit to the borrower. </p> <p>Following <a href="https://www.royal.uk/william-the-conqueror">William the Conqueror’s victory</a> at the Battle of Hastings in 1066, the English language was heavily influenced by <a href="https://blocs.mesvilaweb.cat/subirats/the-norman-conquest-the-influence-of-french-on-the-english-language-loans-and-calques/">Norman French</a> – William’s language.</p> <p>That is how the Latin term “Mortuum Vadium” morphed into “Mort Gage,” Norman French for “dead” and “pledge.” “<a href="https://www.etymonline.com/word/mortgage">Mortgage</a>,” a <a href="https://ia600201.us.archive.org/1/items/cu31924021674399/cu31924021674399.pdf">mashup of the two words</a>, then entered the English vocabulary.</p> <h2>Establishing rights of borrowers</h2> <p>Unlike today’s mortgages, which are usually due within 15 or 30 years, English loans in the 11th-16th centuries were unpredictable. <a href="https://www.jstor.org/stable/pdf/1323192.pdf">Lenders could demand repayment</a> at any time. If borrowers couldn’t comply, lenders could seek a court order, and the land would be forfeited by the borrower to the lender. </p> <p>Unhappy borrowers could <a href="https://www.law.cornell.edu/wex/chancery">petition the king</a> regarding their predicament. He could refer the case to the lord chancellor, who could <a href="https://www.britannica.com/topic/Chancery-Division">rule as he saw fit</a>. </p> <p><a href="https://www.britannica.com/biography/Francis-Bacon-Viscount-Saint-Alban">Sir Francis Bacon</a>, England’s lord chancellor from 1618 to 1621, <a href="https://www.jstor.org/stable/752041">established</a> the <a href="https://www.law.cornell.edu/wex/equity_of_redemption">Equitable Right of Redemption</a>.</p> <p>This new right allowed borrowers to pay off debts, even after default.</p> <p>The official end of the period to redeem the property was called <a href="https://www.law.cornell.edu/wex/foreclosure">foreclosure</a>, which is derived from an Old French word that means “<a href="https://www.etymonline.com/word/foreclose">to shut out</a>.” Today, foreclosure is a legal process in which lenders to take possession of property used as collateral for a loan. </p> <h2>Early US housing history</h2> <p>The <a href="https://www.loc.gov/classroom-materials/united-states-history-primary-source-timeline/colonial-settlement-1600-1763/overview/">English colonization</a> of what’s now <a href="https://themayflowersociety.org/history/the-mayflower-compact/">the United States</a> didn’t immediately transplant mortgages across the pond. </p> <p>But eventually, U.S. financial institutions were offering mortgages.</p> <p><a href="https://www.huduser.gov/publications/pdf/us_evolution.pdf">Before 1930, they were small</a> – generally amounting to at most half of a home’s market value.</p> <p>These loans were generally short-term, maturing in under 10 years, with payments due only twice a year. Borrowers either paid nothing toward the principal at all or made a few such payments before maturity.</p> <p>Borrowers would have to refinance loans if they couldn’t pay them off.</p> <h2>Rescuing the housing market</h2> <p>Once America fell into the <a href="https://www.history.com/topics/great-depression">Great Depression</a>, the <a href="https://www.stlouisfed.org/news-releases/2008/05/02/does-the-great-depression-hold-the-answers-for-the-current-mortgage-distress">banking system collapsed</a>. </p> <p>With most homeowners unable to pay off or refinance their mortgages, the <a href="https://www.federalreservehistory.org/essays/great-depression">housing market crumbled</a>. The number of <a href="https://www.encyclopedia.com/education/news-and-education-magazines/housing-1929-1941">foreclosures grew to over 1,000 per day by 1933</a>, and housing prices fell precipitously. </p> <p>The <a href="https://www.fhfaoig.gov/Content/Files/History%20of%20the%20Government%20Sponsored%20Enterprises.pdf">federal government responded by establishing</a> new agencies to stabilize the housing market.</p> <p>They included the <a href="https://www.hud.gov/program_offices/housing/fhahistory">Federal Housing Administration</a>. It provides <a href="https://www.consumerfinance.gov/ask-cfpb/what-is-mortgage-insurance-and-how-does-it-work-en-1953/">mortgage insurance</a> – borrowers pay a small fee to protect lenders in the case of default. </p> <p>Another new agency, the <a href="https://sf.freddiemac.com/articles/insights/why-americas-homebuyers-communities-rely-on-the-30-year-fixed-rate-mortgage">Home Owners’ Loan Corp.</a>, established in 1933, bought defaulted short-term, semiannual, interest-only mortgages and transformed them into new long-term loans lasting 15 years.</p> <p>Payments were monthly and self-amortizing – covering both principal and interest. They were also fixed-rate, remaining steady for the life of the mortgage. Initially they skewed more heavily toward interest and later defrayed more principal. The corporation made new loans for three years, tending to them until it <a href="https://content.time.com/time/subscriber/article/0,33009,858135,00.html">closed in 1951</a>. It pioneered long-term mortgages in the U.S.</p> <p>In 1938 Congress established the Federal National Mortgage Association, better known as <a href="https://www.fanniemae.com/about-us/who-we-are/history">Fannie Mae</a>. This <a href="https://www.financial-dictionary.info/terms/government-sponsored-enterprise/">government-sponsored enterprise</a> made fixed-rate long-term mortgage loans viable <a href="https://www.investopedia.com/terms/s/securitization.asp">through a process called securitization</a> – selling debt to investors and using the proceeds to purchase these long-term mortgage loans from banks. This process reduced risks for banks and encouraged long-term mortgage lending.</p> <h2>Fixed- versus adjustable-rate mortgages</h2> <p>After World War II, Congress authorized the Federal Housing Administration to insure <a href="https://www.govinfo.gov/content/pkg/CPRT-108HPRT92629/html/CPRT-108HPRT92629.htm">30-year loans on new construction</a> and, a few years later, purchases of existing homes. But then, the <a href="https://files.stlouisfed.org/files/htdocs/publications/review/69/09/Historical_Sep1969.pdf">credit crunch of 1966</a> and the years of high inflation that followed made adjustable-rate mortgages more popular.</p> <p>Known as ARMs, these mortgages have stable rates for only a few years. Typically, the initial rate is significantly lower than it would be for 15- or 30-year fixed-rate mortgages. Once that initial period ends, <a href="https://www.investopedia.com/terms/a/arm.asp">interest rates on ARMs</a> get adjusted up or down annually – along with monthly payments to lenders. </p> <p>Unlike the rest of the world, where ARMs prevail, Americans still prefer the <a href="https://sf.freddiemac.com/articles/insights/why-americas-homebuyers-communities-rely-on-the-30-year-fixed-rate-mortgage">30-year fixed-rate mortgage</a>.</p> <p>About <a href="https://data.census.gov/cedsci/table?q=DP04&amp;t=Housing">61% of American homeowners</a> have mortgages today – with <a href="https://doi.org/10.1080/15214842.2020.1757357">fixed rates the dominant type</a>.</p> <p>But as interest rates rise, demand for <a href="https://www.corelogic.com/intelligence/interest-rates-are-up-but-arm-backed-home-purchases-are-way-up/">ARMs is growing</a> again. House with "free" rent listed with major catch

<p>A dilapidated house has been leased for free, offering prospective tenants 12 months of free housing. </p> <p>However, the three bedroom house in south-west Sydney must undergo a full renovation before anyone can move in. </p> <p>Originally posted on Domain, the house has been deemed "currently uninhabitable", with the listing quickly going viral before being taken down. </p> <p>The listing read, “3 bedroom family home perfect for the growing family, nestled in a quiet yet convenient location being close to all the wonderful amenities such as transport, parks, schools, shops in need of a renovation.”</p> <p>Hidden deep within the listing was the information that the house is not currently fit for anyone to live in, with the tenants being expected to front the cost of the entire renovation. </p> <p>“Property is currently uninhabitable - work is required before moving in. The landlord does not have the funds to renovate the property,” the listing said.</p> <p>The listing agent described it as an opportunity for a “savvy minded person or persons with trade knowledge and experience”.</p> <p>The successful tenant will be required to pay for the “full renovation at their own expense”, and in return will receive a three-year lease at the property with the first year coming with no charge. </p> <p>However, they will then need to pay for the second and third years of their lease, with the rent "negotiable" at $650 a week. </p> <p>The listing quickly went viral, with commenters calling out the landlord's "audacity" to ask such a task of a renter that only receives one year of free housing for all their hard work. </p> <p>“Next they will tell you to build a house which you can then rent back,” one person said.</p> <p>“Wow. Just when you thought the audacity was at its most audacious,” another person commented.</p> <p>On Reddit, commentators also pointed out the new tenant would need to spend thousands on the renovation, making the one year of free rent basically worthless. </p> <p>"What a steal. Instead of paying $33,800 a year (the $650 they want after the first year) you get to spend 100-200k+," someone said.</p> <p>"If the landlord is tight on money and doesn't have the funds to renovate, they should just sell the place," another commented.</p> <p><em>Image credits: Domain</em></p>

How to snake-proof your house and garden

<p>If there’s one thing that strikes fear into many Australians, it’s snakes. Sure, some of them are harmless but they are still the last thing you want to see in your home or garden. There are some ways to make your home less inviting to these reptiles.</p> <p><strong>1. Block their entrance</strong></p> <p>Snakes like to hide in quiet places such as your roof, garage or underneath the house. Try to make it harder for them to get in by covering any holes leading in or out, and ensuring that screens and doors are kept shut.</p> <p><strong>2. Keep your garden tidy</strong></p> <p>Snakes like to hide, so keep things neat in the backyard to stop them finding a place to do so. Keep your lawns mowed, and garden beds weeded. Keep your shed locked, and be sure to have a clear out regularly to remove any old boxes. If you have wood stored outside try to have minimal space between each piece so that they can’t use it as shelter. Avoid keeping grass clippings and mulch in a pile as snacks find the warmth appealing.</p> <p><strong>3. Seal holes in walls</strong></p> <p>Snakes love rock and brick walls as they can use them to keep warm, provide shelter, and find food. Block up any holes that they could hide in by filling them in.</p> <p><strong>4. Reduce the rodent population</strong></p> <p>Snakes like houses that have mice and rats, so try reducing their numbers. Place bait in your house and garden (ensure it is pet-friendly) and this should reduce the chances of snakes hanging around.</p> <p><strong>5. Keep birds safe</strong></p> <p>Ensure any chook pens or bird cages are well protected from snakes entering them. Also be sure to keep them clean so that rats and mice aren’t entering the pens either.</p> <p><strong>6. Keep your bins tidy</strong></p> <p>When you dispose of food scraps, always ensure they are in a sealed garbage bag in your bin, rather than just loose. This will keep rats and mice away, and therefore snakes too.</p> <p><strong>7. Watch your plant choice</strong></p> <p>Think about the types of plants in your garden if snakes are an issue. Low shrubs and bushes are the ideal spot for a snake. Taller trees and flowers could be a better option. This house is out of this world

<p>Tiny houses can act as the perfect passion project for anyone with the drive - and resources - to give it a try. Even, as it turns out, those who dream of soaring to new heights with their success. </p> <p>And for one property in southern Hungary, that’s exactly where it looks to be heading! </p> <p>Dubbed the ‘Jet House’, this aeroplane-shaped home invites all who stay there to “fasten your seatbelts, [and] get ready to take off with our newest cabin”. </p> <p>Described by its creators, the team at Hello Wood, this “not-so-everyday tiny house” is said to have “flown out of a cartoon and landed on the meadow.” </p> <p>Boasting “friendly arcs and curves and round windows”, it seems something straight out of a child’s wildest fantasies. And, it turns out, it is! </p> <p>The team’s brief was simple, and came directly from their “youngest client ever - 12-year-old Lujzi”. Lujzi wanted something that could double as a playhouse for time with her friends, and for sleep, before later being “converted into lodging”, as explained on Hello Wood’s project page. And luckily for Lujzi, they found a way. </p> <p>The jet home was constructed with wings made from “spacious terraces”, a circular window that covers its nose, and airport stairs to get to the front door. Comprising more than a thousand structural pieces, the property could not feature the likes of junctions or sewers on its exterior if the team hoped to “maintain the clean silhouette”. To combat this, they employed the use of “a ‘protective coating’, an innovative waterproofing layer that secures the durability of the tiny house.”</p> <p>Inside the cabin, which can sleep two, the team achieved a retro feel by implementing rounded shapes at every opportunity, and wooden elements wherever made sense. Two real aeroplane seats sourced from Sky Art completed the vision. with a series of other “aviation relics” that Lujzi and her father had collected - including, but not limited to, boarding passes, inflight brochures, plane-shaped trinkets, and a Pan Am model plane. </p> <p>"We were happy to accept the unusual assignment,” said Tamás Fülöp, the Jet House’s project architect. “As an architect, it is an inspiring task to design a structure that has to be cute. 5 key things you need to consider before downsizing

<p dir="ltr">Retirement is a time of change, and it can be a change of address too. Many pre-retirees consider making a sea change or a tree change and make the decision to move into a property that better meets their changing lifestyle needs. Often the move is out of a larger family home into a smaller house, an apartment, or a retirement village. Of course it doesn’t need to be a change of suburb, it might be something smaller in the same area. Like all decisions, your own goals about moving homes should be front and centre.</p> <p dir="ltr">There is a financial planning opportunity associated with a decision like this and it’s one that many Australians are making. It’s called the downsizing contribution strategy and it allows you to use superannuation to help you fund your retirement lifestyle using proceeds from the property sale. The good news is that you don’t have to use all of the proceeds from the sale of the family home into a superannuation downsizer contribution. You get to choose how much you’d like to contribute, up to $300,000 for singles and $300,000 each for couples.</p> <p dir="ltr">There are 5 key things you should consider before you make a decision to use the downsizing contribution strategy.</p> <p dir="ltr"><strong>1. What type of property and which suburb will you downsize to?</strong></p> <p dir="ltr">Many people approaching retirement don’t want to be rattling around in a larger family home. So if you do look for something smaller, what type of property and which suburb will you move to?</p> <p dir="ltr">Some key considerations may include:</p> <p dir="ltr">· Proximity to family and friends</p> <p dir="ltr">· The distance to essential services you use, shopping and medical services</p> <p dir="ltr">· Availability of public transport</p> <p dir="ltr">· Accessibility of lifestyle activities such as golf, tennis courts, swimming</p> <p dir="ltr">· The type of property itself, perhaps single level with no stairs</p> <p dir="ltr">Many city dwellers who choose the sea or tree change often take what they have for granted so if you’re moving to a region, make sure you do your homework to ensure you will have everything you need.</p> <p dir="ltr"><strong>2. Check your eligibility to ensure this strategy is open to you</strong></p> <p dir="ltr">In addition to finding your next home, you should also make sure you understand and follow the rules the government has set out about using the downsizer contribution strategy. There are always rules! Check the eligibility requirements to make sure it’s available to you, including</p> <p dir="ltr">completing the right paperwork at the right time. Originally this was only open to those aged 60 or over from 1 July 2022, however the government has now lowered the accessibility age to those aged 55 and over from 1 January 2023. Other conditions apply too so ensure you meet them to ensure you’re eligible for this financial planning strategy.</p> <p dir="ltr"><strong>3. Make the most of your contribution options.</strong></p> <p dir="ltr">The downsizer contribution allows an individual to make a $300,000 contribution to your super. And if you’re a couple, you each can make a $300,000 contribution. With the focus on getting money into your super to fund your retirement life, remember that you may also make a non-concessional contribution of up to $330,000 (total super balance permitting). This way you can maximise the base from which a tax free income stream may be commenced or equalise the value of accounts if one member is over the transfer balance cap. Remember that you can also make a downsizer contribution if you have reached your transfer balance cap of $1.7 million.</p> <p dir="ltr"><strong>4. Ensure the strategy is considered with Centrelink.</strong></p> <p dir="ltr">For many Australians, Centrelink provides an important source of income for their retirement and it makes sense to consider this strategy in the context of your eligibility for that income. The money you receive from the sale of your family home will be considered when determining your entitlements. Your new home however, the one you downsize to, becomes exempt once you have purchased it. This is because it becomes your primary residence.</p> <p dir="ltr"><strong>5. Don’t forget about the other ways you can contribute to super.</strong></p> <p dir="ltr">The downsizing contribution strategy is just one way you can contribute to super. There are other ways you can contribute too. An example is making a personal deductible contribution to super. Through this type of contribution, you make your contribution, and you claim a tax deduction when you get your tax return completed. Downsizer super contributions don’t allow you to claim a tax deduction. Make sure you consider all of your options when making super contributions and assess the pros and cons of each.</p> <p dir="ltr">There is a lot to consider when making the decision to downsize your family home and it’s not just about where you want to live next. The downsizer contribution strategy is a great way to get extra money from the sale of your family home to fund your retirement lifestyle. Make sure you understand your financial planning options though, before making a decision, to be more confident that you will achieve the outcomes that you’re seeking. Artist puts the lid on rubbish rental prices

<p>In the age of soaring interest rates and a global housing crisis, one young man in the United Kingdom had a wheelie good idea for getting a roof over his head.</p> <p>His solution? Skipping the queues, and moving into a bin.</p> <p>British artist and architect Harrison Marshall was down in the dumpsters when he decided to seize the opportunity, to both raise awareness about those being forced from their homes due to extortionate rent prices in London - and give himself somewhere to stay in the process - by converting an old skip into a tiny home. </p> <p>The Skip House boasts a whole range of features that one might not expect to find in a place so small - 25 square metres, in fact - with the likes of insulted timber framing, a barrel roof capable of fitting a bed, a kitchen hob - the whole set up including a sink, a stove, and a tiny fridge - as well as a wardrobe. </p> <p>And although it took a month since Marshall moved himself in, the skip was eventually connected to the grid, allowing him to warm his tiny property. Or [that] people who have lived here their whole lives can’t afford to stay here, so they’re having to move out.”</p> <p>He explained that constructing the tiny home was “the only way” for him to continue to live there, and that he hoped to spark a conversation around housing, particularly when it came to unused urban wasteland spots, and how more creative solutions had to be out there. </p> <p>“It also gave quite a good juxtaposition between what you don’t typically think of as a house and almost the polar opposite of that, which is a bin or dumpster,” Marshall told <em>Business Insider</em>, “and how actually that could be turned into something which is relatively cosy and homely.”</p> <p>And as for what his neighbours think about his unusual housing venture, he told<em> Southwark News </em>that he had between 20 and 25 of them show up to his skip-warming, “they’re all super supportive.</p> <p>“People have even seen me doing stuff in the garden and gone to get their tools and come to help out and people around have filled up my hot water bottle.”</p> <p><em>Images: Instagram</em></p>

So, you want to live tiny? Here’s what to consider when choosing a house, van or caravan

<p>The reasons for choosing to go tiny range from reducing debt, inability to afford a conventional home, the search for sustainability, a life crisis, or even <a href="https://theconversation.com/architecture-of-doom-diy-planning-for-global-catastrophe-31836">preparing for an uncertain future</a> in the face of climate change by going off-grid. Or perhaps a combination of these.</p> <p>An important first step is to decide what type of tiny house you want. To many, the phrase “tiny house” brings to mind an archetypal tiny house on wheels, a miniature cottage on a trailer, often made of wood, with a pitched roof and dormer windows. </p> <p>Indeed, most tiny housers prefer some degree of mobility, whether a ready-made or DIY tiny house, converted caravan or bus/van. A survey by the <a href="https://australiantinyhouseassociation.org.au/">Australian Tiny House Association </a>found most (78% of 109 respondents) lived in tiny houses on wheels, but a small but growing proportion live in converted caravans, vans or buses.</p> <h2>Why do you want to go tiny?</h2> <p>First you need to evaluate your motives, which may differ according to your situation or stage of life. The most important question here is, how often do you want to move? </p> <p>Do you want to be ultra-mobile, and live like a digital nomad, perhaps in a “stealth van” in the city, changing parking spaces every night? Or do you want to travel around Australia like a “grey nomad”, staying in caravan parks or roadside camps for a week or so before moving on? </p> <p>Alternatively, do you want to be more settled, perhaps moving occasionally, to be closer to work, medical facilities or schools for children? (Yes, some tiny housers have children). Or do you want to travel between the houses of adult children or do petsitting, staying from weeks to months?</p> <p>Many off-the-shelf caravans are extremely well designed and are accepted everywhere, at caravan parks or roadside parking areas. On the other hand, a tiny house on wheels is less mobile, and not suited to frequent moving (they are also extremely heavy, not aerodynamic and large tow vehicles are costly). </p> <p>They’re also less accepted in caravan parks, and <a href="https://www.tandfonline.com/doi/full/10.1080/07293682.2019.1632358">most local councils consider them caravans</a>, with restricted periods of occupancy and often onerous conditions. Vans and buses are the most flexible (in the “stealth van” or vanlife movement, people live rent-free by parking, mostly illegally, often in industrial estates, and using public or work/gym bathrooms). </p> <p>They are, however, extremely small and while it may seem glamorous to live in a van like celebrity rock climber <a href="https://www.ft.com/content/d1ac7b02-34f8-11e9-bd3a-8b2a211d90d5">Alex Honnold</a>, the reality may not be practical.</p> <h2>What can you afford?</h2> <p>Cost will likely be the next factor to consider. <a href="https://tinyrealestate.com.au/what-does-a-tiny-house-cost/">Ready-built tiny houses range from around A$50,000 - $120,000</a>; DIY are cheaper, especially if self-built, with some costing under $2,000. The higher end, architect-designed ones are more expensive.</p> <p>Converted caravans can be affordable, even under $10,000, but prices vary markedly, with some ultra-luxurious five-wheelers costing more than a typical suburban house (&gt;$600,000). </p> <p>Converting old buses and vans is much cheaper, with the cost of the vehicle tending to be under $20,000. Of note, unless you are living <a href="https://www.tandfonline.com/doi/full/10.1080/07293682.2019.1636837">under the radar</a> or free camping, you are going to have to factor in the ongoing cost of renting someone’s backyard or caravan park space.</p> <p> </p> <div data-react-class="InstagramEmbed" data-react-props="{&quot;url&quot;:&quot;https://www.instagram.com/p/B6y6fT6nEOE&quot;,&quot;accessToken&quot;:&quot;127105130696839|b4b75090c9688d81dfd245afe6052f20&quot;}"> </div> <h2>How sustainable is your choice?</h2> <p>Sustainability is a more nuanced aspect of tiny house living; living small means less energy needed for heating and less room for superfluous stuff, encouraging or enforcing a minimalist lifestyle. </p> <p>Most tiny houses on wheels are off-grid to some extent, relying on <a href="https://www.tandfonline.com/doi/full/10.1080/07293682.2019.1634111">solar power, rainwater and composting toilets</a>. They are often built entirely out of sustainable or reclaimed materials. </p> <p>On the other hand, most caravans and vans are not particularly sustainable — they’re often built out of mass-produced material and may produce outgassing from carpets and paints. Vans and busses are generally no more or less sustainable than any similar vehicle. </p> <h2>What kind of life do you want?</h2> <p>Tiny houses, whatever the type, are just that: tiny. Space is at a premium and living tiny requires reducing stuff, such as clothes, sporting and hobby equipment. Tiny houses on wheels, where parked more permanently, allow for decks and even sheds, but caravans and vans are self contained, unless in a permanent caravan park. </p> <p>If you are used to living in a very large space, it may take time to adapt to the practicalities of tiny living; people often complain about cooking smells and composting toilets.</p> <p>Despite the popularity of tiny houses however, very few people actually live in them. Unique ‘Butterfly House’ built for heartwarming reason

<p dir="ltr">If you’re sick and tired of the modern penchant for monotone homes, this unique property, dubbed “The Butterfly House”, could be the remedy you need.</p> <p dir="ltr">The home, adorned in vibrant colours and plenty of butterflies both inside and outside, started out as a standard, if somewhat run-down, house in Pacific Grove, California, that was transformed for a heartwarming reason.</p> <p dir="ltr">Its original owners, J and Sonja Jackson, purchased the house in 1977 for just $US 37,500, equivalent to about $191,000 ($NZ 300,000) in today’s money, per the <em><a href="https://nypost.com/2022/11/18/inside-californias-butterfly-house-listed-for-998k/" target="_blank" rel="noopener">New York Post</a></em>.</p> <p dir="ltr">Given its state, with the floor one day collapsing under J’s feet while he was washing dishes, the retired school counsellor rebuilt the home from the studs up, but began to decorate it in the 1990s, when his wife began suffering from a degenerative eye disease.</p> <p dir="ltr">Sonja, the secretary of the Blind &amp; Visually Impaired Center of Monterey County, was losing her eyesight but still able to see bright colours, so J took it upon himself to make it as bright as he could.</p> <p dir="ltr">As for the butterflies, J chose them as a tribute to the unofficial mascot for Pacific Grove: the Monarch butterfly.</p> <p dir="ltr">J made many of the butterflies by hand, spending an average of six hours a day creating them.</p> <p dir="ltr">What’s more, the property is just a kilometre away from the county’s Monarch Butterfly Sanctuary, a small wooded area that has been preserved as a habitat for the butterflies.</p> <p dir="ltr">Now, the two-bedroom, two-bathroom home is up for sale, with a listing price of $US 998,000 ($NZ 1.57 million).</p> <p dir="ltr">Sotheby’s International Realty agent Arleen Hardenstein, who is managing the sale, told <em>The Post</em> that Sonja is selling the home because of her changing needs, with J passing away several years ago.</p> <p dir="ltr">“I love the eclectic artwork,” she said</p> <p dir="ltr">“One whimsical section flows to another — it’s very sparkly, fun and pretty.”</p> <p dir="ltr">Given its celebrity status in the local area, Ms Hardenstein said the new owners would have to both love the home and “be willing to live in a bit of a fishbowl”.</p> <p dir="ltr">“The P.G. Butterfly House is well known in the community and attracts a fairly constant stream of visitors who are curious to see it,” she said.</p> <p dir="ltr">So far, Ms Hardenstein has received “an enormous amount of interest” from prospective buyers, with many loving the home, its story, or both.</p> <p dir="ltr">As of publication, the home is contingent, less than a month after being listed for sale.</p> <p><span id="docs-internal-guid-0e8519af-7fff-d6a5-29eb-92e313204233"></span></p> <p dir="ltr"><em>Images: Sotheby’s International Realty</em></p>

Aussie man faces sky-high rent for “rotten” home

<p dir="ltr">As the cost-of-living and housing crisis collide, it has left many Aussie renters living in poor conditions while paying an increasing amount to do so.</p> <p dir="ltr">For Jarod, who wished for his surname not to be used, this has meant experiencing multiple rental increases over the past couple of years, all while living in a home without heating or cooling that is “falling down”.</p> <p dir="ltr">The 51-year-old lives in Hobart, one of the country’s least affordable cities, and has gone from paying $450 a week back in 2020 to a hefty $540 now, with another jump expected to hit in the coming months that he is estimating will be upwards of $600.</p> <p dir="ltr">As a result of the skyrocketing rent, he has been forced to share the rental with a friend since it is “impossible” for him to live alone.</p> <p dir="ltr">“It’s set a precedent for greedy landlords and you think you are paying a lot of rent so you would get good services but this house is rotten and it’s falling down,” he told <em><a href="https://www.news.com.au/finance/real-estate/renting/impossible-rental-crisis-reveals-unaffordable-homes-across-australia/news-story/9037cc4ad2bd91b8c34cd03f176f032a" target="_blank" rel="noopener">news.com.au</a></em>.</p> <p dir="ltr">“The bathroom is falling into the floor, there is no heating and no cooling and this is a 200-year-old house that is basically in original condition.</p> <p dir="ltr">“But that’s not uncommon. I have looked at a lot of viewings and you see a really bad kitchen with no working oven and no heating and they still want top dollar and are not willing to budge to do any renovations.”</p> <p dir="ltr">The semi-retired antique dealer is also taking part in a project with Everyday’s Home, an affordability campaign group, by measuring the temperatures in his home.</p> <p dir="ltr">He told the outlet that one of his rooms measured at 41C recently despite the peak of summer still to come.</p> <p dir="ltr">Having moved to Tasmania in 2008, Jarod said he was easily able to find affordable rentals until 2016, with the recent exodus of people from Sydney and Brisbane making things even worse.</p> <p dir="ltr">“It’s causing strain on relationships with other people, like the other person I live with and my family and I’ve had to ask my family for money over the recent period as I’m struggling financially,” he said.</p> <p dir="ltr">“I have started to look but I don’t drive so I have had to look out in the remote areas and they are just really difficult with transport and getting around and getting to basic stuff like the shops.</p> <p dir="ltr">“Then you’re sacrificing your lifestyle and things like the shops and day-to-day activities that you would normally do. It’s just a really anxiety-ridden process.</p> <p dir="ltr">“I have been trying to find somewhere else but it’s really difficult as there is no stock available for the people looking as well, so you go to somewhere for example and there will be hundred people there.”</p> <p dir="ltr">Jarod’s story comes as a new rental affordability report from SGS Economics and National Shelter found that 40 percent of low-income households are experiencing rental stress, as well as struggling to pay for food, heating, and healthcare.</p> <p dir="ltr">In comparison, only 35 percent of low-income households were experiencing rental stress in 2008.</p> <p dir="ltr">The housing crisis has affected renters across the country, with historic lows in affordability being recorded in Brisbane, Perth and Sydney.</p> <p dir="ltr">Ellen White, the lead author of the report, said the rental crisis had spread to regional areas following the pandemic, with the recent floods also having an impact.</p> <p dir="ltr">National Shelter CEO Emma Greenhalgh has called for rental reform to help curb the rental crisis and stop the rise in homelessness and housing stress.</p> <p dir="ltr">“We need rental reform that includes limiting rent increases and adjustments to income support including Commonwealth Rent Assistance,” she said.</p> <p dir="ltr">“We also need greater investment in social and affordable housing to reverse a decade-long decline.”</p> <p><span id="docs-internal-guid-d298f84e-7fff-902f-572c-2cfe957523b0"></span></p> <p dir="ltr"><em>Images: news.com.au</em></p>
