8 low budget ways to add value to your home

If you’re selling your house, you may have been offered a lot of advice from well meaning friends and family about ‘adding value’. Put a pool in! Paint it all white! Fix that fence!

While some of this advice is actually helpful (some not so much), there are some tried and tested strategies that sellers and real estate agents have been employing since the first caveman decided to upgrade to a cave with better access to the morning sun.

Adding a pool for instance is not always in your best interest. Many families with young kids would not want the stress of a pool with the regular maintenance and safety issues it adds to a home.

1. Ensuite

It’s always a bonus when the main bedroom as its own bathroom, as it means that the main bathroom can be for the kids or guests.

2. Walk in wardrobe

With a large number of couples sharing the one space, a walk in robe adds the wow factor as well as providing a practical storage solution.

3. Pantry

In a similar way, having a pantry (walk in or not is OK) is a big plus for families.

4. Built ins

In the main bedroom or other bedrooms, some quality built in wardrobes are a big draw card.

5. Double garage

With many households having more than one car, a double garage is a big bonus. Even if they have only one car, the extra space is ideal for storage of bikes, boats, tools or sports equipment.

6. Granny flat

Not just for granny, many home owners use their granny flat for guests, as an office space, or as a way of generating rental income. If you’ve got the space it can be a savvy way to add value to your property.

7. Heating and cooling

Depending where you live, air conditioning, fans or a fire are sure to appeal to buyers when they imagine living in your space.

8. Styling

Whether it’s taking your furniture out and getting some stylish pieces in to bring it all together, or just adding some more modern taps or a new splashback – it’s the small detail that people fall in love with.
